shrubs and will result in a significant expansion of the forested riparian corridor. The proposed
mitigation represents a 2.75:1 mitigation ratio.
12.3 BUFFER ENHANCEMENT PLANTING PLAN
To improve buffer functions and values on the subject site, the applicant proposes to plant the
following species in portions of the buffer that currently consist of maintained lawn. Please refer
to the Critical Area Report and Buffer Mitigation Plan Map (Appendix C) for the location of the
planting areas.
Buffer Enhancement Planting Plan (11, 616 square feet)
Common Name
Latin Name
Size
Spacing
Quantity
Big -leaf maple
Ace macrophyllum
1 gallon
9'
50
Douglas fir
Pseudotsuga menziesii
1 gallon
9'
60
Western red cedar
Thuja plicata
1 gallon
9'
34
Vine maple
Acer circinatum
1 gallon
W
30
Osoberry
Oemleria cerasiforrnis
1 gallon
6'
30
Red elderberry
Sambucus racemosa
1 gallon
6'
30
Salmonberry
Rubus spectabilis
1 gallon
6'
30
Snowberry
Symphoricarpos albus
1 gallon
6'
30
Salal
Gaultheria shallon
1 gallon
6'
30
Sword fern
Polystichum munitum
1 gallon
4'
50
Total Plants
374
12.4 PROJECT AND PLANTING NOTES
Pre -Construction Meeting
Mitigation projects are typically more complex to install than to describe in plans. Careful
monitoring and guidance by a wetland biologist for all portions of this project is strongly
recommended. There will be a pre -construction meeting on site between the applicant,
consulting biologist, and landscape contractor. The objective will be to verify the location of
critical areas and mitigation areas, and to discuss project sequencing. Additionally, a discussion
regarding plant spacing and locations of plant species shall occur between the landscape
contractor and consulting biologist.
Inspections
A wetland biologist shall be contracted to periodically inspect the mitigation installation
described in this plan. Minor adjustments to the original design may be necessary prior to and
during construction due to unusual or hidden site conditions. A City representative and/or
consulting biologist shall approve any changes.
APV Ventures LLC — Dakota Way 15 Critical Area Report, Buffer Mitigation
WRI #20015 Plan &Habitat Assessment
April27, 2020
