I pulled the file to take a quick <br />look. The proposed work appears simple enough, though the submitted drawings are a little deficient. However, there <br />may be more significant problems with the house that potentially make approving the permit a problem. <br />I reviewed the available City and County records for the house, which aren't much. It appears the house may be a <br />premanufactured home originally built circa 1956. Regardless of being premanufactured or not, there is an attached <br />garage that does not appear to be part of the original construction. It is unknown if this was added with a permit. What <br />concerns us is that the submitted drawings indicate that a portion of the garage has been converted to building space <br />for the home, including a bedroom that shares a common wall. This much is confirmed by the county records, which <br />incidentally does not constitute the work being performed with a permit. In addition, it appears that the likely original <br />exterior load -bearing wall for the house along the boundary with the garage has been mostly removed. It is anticipated <br />that the spaces in the house along this boundary (e.g., bathroom, laundry area, etc.) were also modified or are not <br />original to the house. In summary, we may not be able to approve the relatively simple proposed modifications if we <br />have code violations due to additional unpermitted work in the house. Per the narrative provided, it appears that the <br />pop -out was constructed by the previous owner without a permit; that may not be the limit of unpermitted work <br />performed by that owner. Please provide some commentary, including additional documentation on the house if <br />available, addressing the information above. <br />As a side observation, the property also includes a 400 SF detached structure that similarly does not show up in the <br />permit history. Based on the size a permit would have been required. This is a separate building from the main house, <br />and therefore does not directly impact addressing the potential unpermitted work for the house. However, this building <br />may have issues that must be resolved separately, such as if the building encroaches on the required side property <br />setback (please consult with our Planning department).
