These comments are only in relation to the <br />land use code and do not account for all possible comments or corrections from <br />other departments. Additional comments or corrections may be required upon <br />review of the requested information. <br />PLANNING DIVISION COMMENTS <br />1. Site Plan. A site plan meeting the minimum site plan checklist (see pages 8 & <br />9) is required. Please review the checklist and provide a site plan such that it <br />meets all checklist requirements, including but not limited to top of slope, <br />setbacks, existing and proposed structures, and property line dimensions. <br />The site plan (or a separate copy, if needed) should also indicate the areas <br />of vegetation disturbance/grading that occurred. The number and <br />approximate locations of trees that have been removed should be clearly <br />identified on the plan. <br />2. Geotech assessment. Thank you for providing the Geotech assessment <br />prepared by Nelson Geotechnical Associates, Inc. dated March 2020. The <br />assessment specifically advised no tree or unnecessary vegetation removal <br />and that any (approved) disturbed areas be replanted as soon as practical to <br />avoid negatively impacting the geologically hazardous areas on (and off) <br />site. Please work with your Geotech to provide an amendment to the <br />original report and/or specific assessment addressing the vegetation <br />removed on the property and develop a replanting/revegetation plan <br />accordingly. <br />Permit documentation could not be found for the detached accessory <br />building identified to the south of the residence. The accessory building will <br />need to be demolished or permits secured to legitimize the structure. <br />Accessory buildings are subject to the requirements of EMC 19.08.110 and <br />other standards as applicable from the Unified Development Code. Please <br />be advised: it is unclear based on the information submitted whether this <br />structure could meet the size, location, design, and setback requirements <br />required under the current code. If the structure cannot be demonstrated <br />to meet the applicable code requirements, it will need to be demolished or <br />a variance requested and approved in accordance with EMC 19.41.010 to <br />retain it. <br />
