December 8, 2016 <br />Project.No. T-7388-1 <br />Mr. Dave Kessler <br />Latitude Development, LLC <br />1801 West Valley Highway North, Suite 101 <br />Auburn, Washington 98001 <br />Subject: Geotechnioal Report <br />Riverside Business Park, Lots 2 and. 4 <br />Riverside Road <br />Everett, Washington <br />Dear, Mr. Kessler: <br />As requested, we have conducted a geotechnica. engineering study for the subject project. The attached report <br />presents our findings and recommendations for the geotechnical aspects of project design and construction. <br />Soil conditions interpreted from CPTs at the site consist of 3 feet to 8 feet of fill overlying native alluvial soils. <br />The alluvial soils consist of sands underlain by a 4- to 11-foot thick layer of soft, compressible silt and clay that <br />is in turn underlain by medium dense to dense sands. Groundwater is interpreted from ,2 of the CPTs to be at <br />depths of 4.8 feet and 10.7 feet. <br />In our opinion, soil and groundwater conditions at the site will be suitable for support of the development as <br />planned provided recommendations contained herein are incorporated into project design and construction <br />specifications. Site preparation to mitigate potential building settlements due to consolidation of the soft silt/clay <br />consists of ground improvement by surcharging the building pad area. <br />We trust the information provided in the attached report is sufficient for your current needs.
