<br />CONSTRUCTION
<br />1. ALL CONSTRUCTION SHALL COMPLY WITH THE 2015 WTERNATIONAL au&DJmG CODE AS ADOPTED BY
<br />THE CITYOFEVERET7, STATE REGULATIONS FOR BARRIER FREE DESIGN, WA S7ATE ENERGY CODE,
<br />AND ALL APPLICABLE LOCAL CODES, ORDINANCES, AND STANDARDS. IN CASE OF ANY CONFLICT WHERE
<br />THE METHODS OR STANDARDS OF INSTALLATION OF THE -MATERIALS SPECIFIED DO NOT EQUAL OR
<br />EXCEED THE REQUIREMENTS OF THE LAWS OR ORDINANCES, THE LAWS OR ORDINANCES SHALL
<br />GOVERN. NOTIFY THE ARCHITECT OF ALL CONFLICTS.
<br />2. SECURE RELEVANT CITY AND STATE APPROVALS RELATING TO FIRE, CONSTRUCTION, LABOR, HEALTH
<br />AND LICENSING. CONTRACTOR SHALL FURTHER POSTALL BONDS AND SECURE ALL INSURANCE
<br />REQUIRED BY LAW OR CONTRACT, FORWARDING PROOF OF SUCH ACTIONS TO THE LANDLORD PRIOR
<br />TO COMMENCEMENT OF CONSTRUCTION.
<br />3. WORK NOT INCLUDED IN THIS CONTRACT SHALL BE MARKED "N.I.C." OR SPECIFICALLY ASSIGNED To
<br />ANOTHER PARTY.
<br />4. CONTRACTOR SHALL VISIT THE SITE, REVIEW THE DRAWINGS AS SUBMITTED BY THE ARCHITECT, AND
<br />BECOME THOROUGHLY FAMILIAR' ITH THE SITE CONDITIONS PRIOR TO BIDDING OR CONSTRUCTION.
<br />5. ALL WORK SHALL BE APPLIED IN ACCORDANCE 1r 7FI THE MANUFACTURERS LATEST
<br />RECOMMENDATIONS OR WRITTEN DIRECTIONS.
<br />6. WHERE CONSTRUCTION DETAILS ARE NOT SHOWN OR NOTED FOR ANY PART OF THE WORK, THE
<br />DETAILS SHALL BE THE SAME AS FOR OTHER SIMILAR WORK.
<br />7. WHERE DEVICES OR ITEMS OR PARTS THEREOF ARE REFERRED TO IN SINGULAR, IT IS INTENDED
<br />THAT SUCH SHALL APPLY TO AS MANY SUCH DEVICES, ITEMS OR PARTS AS ARE REQUIRED TO
<br />PROPERLY COMPLETE THE WORK.
<br />8. VERIFY ALL "BUILDING STANDARDS" WITH BUILDING OWNER PRIOR TO BEGINNING ANY WORK.
<br />HOWEVER, THERE SHALL BE NO DEVIATIONS WHATSOEVER FROM THE CONTRACT DOCUMENTS
<br />WITHOUT THE ARCHITECT'S WRITTEN APPROVAL THEREOF. THE CONTRACTOR AGREES To DEFEND,
<br />INDEMNIFY, AND HOLD THE ARCHITECT HARMLESS FROM ANY CLAIMS ARISING AS A RESULT OF
<br />UNAPPROVED CHANGES.
<br />9. LOCATE ALL EXISTING UTILITIES WHETHER SHOWN HEREON OR NOT AND TO PROTECT THEM FROM
<br />DAMAGE. THE CONTRACTOR SHALL BEAR ALL EXPENSE OF REPAIR OR REPLACEMENT OF UTILITIES OR
<br />OTHER PROPERTY DAMAGED BY OPERATIONS IN CONJUNCTION WITH THE EXECUTION OF TEAS WORK,
<br />10. VERIFY AND CONFORM TO ALL REQUIREMENTS OF ALL UTILITY COMPANIES UNLESS OTHERWISE
<br />NOTED IN THE PLAINS OR SPECIFICATIONS.
<br />11. ALL DEBRIS SHALL BE REMOVED, FROM PREMISES AND ALL AREAS SHALL BE LEFT IN A CLEAN
<br />(BROOM) CONDITION AT ALL TIMES.
<br />12. PROTECT ADJACENT WORK AND REPAIR ANY DAMAGE AT CONTRACTOR'S OWN EXPENSE.
<br />13, THE CONTRACTOR SHALL BE RESPONSIBLE FOR SAFETY IN THE AREA OF WORK IN ACCORDANCE
<br />WITH ALL APPLICABLE SAFETY CODES,
<br />14. THE CONTRACTOR SHALL INDEMNIFY AND HOLD THE BUILDING OWNER/ARCHITECT/ENGINEER
<br />HARMLESS FOR INJURY OR DEATH TO PERSONS OR FOR DAMAGE TO PROPERTY CAUSED BY THE
<br />NEGLIGENCE OF THE CONTRACTOR, HIS AGENTS, EMPLOYEES, OR SUBCONTRACTORS,
<br />15. APPROVED PLANS SHALL BE KEPT IN A PLAN BOX AND SHALL NOT BE USED BY ANY WORKERS. ALL
<br />CONSTRUCTION SETS SHALL REFLECT THE SAME INFORMATION AS WELL AS ALL REVISIONS, ADDENDA,
<br />AND CHANGE ORDERS. THE CONTRACTOR SHALL ALSO MAINTAIN IN GOOD CONDITION, ONE COMPLETE
<br />SET OF PLANS WITH ALL REVISIONS, ADDENDA, AND CHANGE ORDERS, ON THE PREMISES AT ALL TIMES
<br />WHICH ARE TO BE UNDER THE CARE OF THE JOB SUPERINTENDENT.
<br />16. MAINTAIN ALL EXIT PATHWAYS DURING CONSTRUCTION.
<br />17. PROVIDE COMPLETE SECURITY OF THE TENANT SUITE WHILE JOB IS IN PROGRESS AND UNTIL THE
<br />JOB IS COMPLETED.
<br />18. AT COMPLETION OF THE WORK, REMOVE ALL DEBRIS FROM THE SITE, LEAVING SPACE CLEAN, WASH
<br />ALL WINDOWS AND GLASS, POLISH ALL HARDWARE AND FIXTURES. REPLACE AND PATCH AREAS OF
<br />CEILING DAMAGED DUE TO LIGHTING INSTALLATION OR MECHANICAL ADJUSTMENT.
<br />19. WN1IMIZE DISRUPTIONS OF BUILDING OCCUPANTS DUE TO NOISE, ODOR, FUMES, OR VIBRATION. AT
<br />THE END OF CONSTRUCTION THE CONTRACTOR SHALL COMPLETELY CLEAN ALL AREAS SOILED BY
<br />CONSTRUCTION ACTIVITIES INCLUDING THOSE IN WHICH NO WORK WAS DONE.
<br />20. LATHING, PLASTER, AND GYPSUM WALL BOARD SYSTEMS SHALL CONFORM TO CHAPTER 25 OF THE
<br />2015 LB�c.
<br />21. ALL GLASS AND GLAZING SHALL COMPLY W71-1 CHAPTER 24 OF THE 2015 LB.C. AND THE U.S.
<br />PRODUCT SAFETY COMMISSION: SAFETY STANDARDS FOR ARCHITECTURAL GLAZING MATERIALS (42 FR
<br />1426:16 CFR PART 1201).
<br />22. VERIFY ALL DOOR AND WINDOW ROUGH OPENING DIMENSIONS WITH DOOR AND WINDOW
<br />MANUFACTURERS.
<br />23. DISCREPANCIES BETWEEN EXISTING CONDITIONS AND CONSTRUCTION DRAWING SHOULD BE
<br />CALLED TO THE ATTENTION OF THE ARCHITECT.
<br />24. CONSTRUCT WALLS PLUMB AND SQUARE WITH EXISTING STRUCTURE AND NEW CONSTRUCTION
<br />UNLESS NOTED OTHERWISE.
<br />25. COORDINATION: THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR THE VERIFICATION AND
<br />COORDINATION OF THE WORK OF ALL TRADES TO ASSURE COMPLIANCE WITH THE DRAWINGS.

<br />CONSTRUCTION
<br />1. INVESTIGATE AND VERIFY LOCATIONS OF EXISTING STRUCTURAL, PLUMBING, MECHANICAL, AND
<br />ELECTRICAL ELEMENTS AND OTHER EXISTING CONDITIONS AND NOTIFY THE ARCHITECT OF ANY AND ALL
<br />DISCREPANCIES PRIOR TO PROCEEDING WITH THE WORK.
<br />2. COORDINATE CONSTRUCTION SCHEDULING WITH THE BUILDING OWNER TO ALLOW ONGOING
<br />OPERATION OF THE FACILITY DURING CONSTRUCTION.
<br />3. PROVIDE BLOCKING AS REQUIRED FOR WALL AND CEILING MOUNTED ITEMS.
<br />4. OFFSET STUDS WHERE REQUIRED SO THAT FINISH WALL SURFACES WILL BE FLUSH.
<br />5. PROVIDE GALVANIC ISOLATION BETWEEN DISSIMILAR METALS.
<br />6. PATCH AND REPAIR ALL EXISTING SURFACES AS REQUIRED BY DEMOLITION AND NEW CONSTRUCTION
<br />TO RECEIVE NEW SCHEDULED FINISHES. ALL SURFACES ARE TO HAVE "LIKE -NEW" APPEARANCE.
<br />7. STUD HEIGHT AND SPACING LIMITATION OF STEEL FRAMING COMPONENTS SHOULD BE IN
<br />COMPLIANCE WITH ASTM C 754 FOR MAXIMUM DEFLECTION AND MINIMUM LATERAL LOADING
<br />REQUIREMENTS.
<br />8. ALL DEMOLISHED MATERIALS TO BE RECYCLED TO AN APPROVED RECYCLER.
<br />PLUMBING, MECHANICAL & ELECTRICAL
<br />1. PLUMBING, MECHANICAL, & ELECTRICAL DRAWINGS ARE TO BE SUBMITTED UNDER SEPARATE
<br />PERMIT.
<br />2. MECHANICAL & ELECTRICAL CONTRACTORS SHALL BE RESPONSIBLE TO MAINTAIN COMPLIANCE
<br />WITH APPLICABLE CODES AND STANDARDS AND OBTAIN ALL NECESSARY PERMITS AND APPROVALS,
<br />3. MECHANICAL AND ELECTRICAL SYSTEMS SHALL BE BIDDER DESIGN/BUILD. THE CONTRACTOR SHALL
<br />BE RESPONSIBLE FOR OBTAINING THE CORRESPONDING PERMITS FOR WORK. THE PROPOSED
<br />SYSTEM DESIGN & METHOD OF OPERATION FOR ALL ROOMS SHALL BE REVIEWED AND APPROVED BY
<br />THE TENANT PRIOR TO THE START OF ANY WORK.
<br />4. WHERE APPLICABLE, STRUCTURAL, PLUMBING, MECHANICAL, ELECTRICAL, AND FIRE PROTECTION
<br />DRAWINGS ARE SUPPLEMENTARY TO THESE DRAWINGS. THE CONTRACTOR SHALL NOTIFY THE
<br />ARCHITECT OF ALL DISCREPANCIES BETWEEN THE CONSULTANTS'DRAWINGS WITH A WRITTEN
<br />REQUEST FOR CLARIFICATION. ANY WORK INSTALLED IN CONFLICT WITH THESE DRAWINGS OR
<br />SPECIFICATIONS SHALL BE CORRECTED BY THE CONTRACTOR AT NO EXPENSE TO THE BUILDING
<br />OWNER, TENANT, OR ARCHITECT.
<br />5. ALL CABLING AND WIRING NOT IN CONDUITS OR FULL SURROUND CABLE TRAYS SHALL HAVE A
<br />FLAME SPREAD RATING OF LESS THAN 25 AND A SMOKE DEVELOPMENT RANGE OF LESS THAN 50.
<br />6. ALL EXPOSED MATERIAL & PIPING IN RETURN AIR PLENUM MUST MEET FS 25.
<br />7. ALL PLUMBING AND HVAC PIPE AND DUCTWORK IN PLENUM SHALL HAVE A FLAME SPREAD RATING
<br />OF LESS THAN 25 AND A SMOKE DEVELOPMENT RANGE OF LESS THAN 50

<br />1. SUBMiTA LIST OF PROPOSED PRODUCT SUBMITTALS AND SHOP DRAWINGS TO THE OWNER FOR
<br />APPROVAL PRIOR TO START OF CONSTRUCTION,
<br />2. ALL PRODUCTS AND MATERIALS SPECIFIED IN THE DRAWINGS (Wd TH EXCEPTION TO SPECIFIC FINISH
<br />COLORS AND FLOORING) ARE INTENDED TO BE ON AN "OR EQUAL" BASIS. ANY PROPOSED
<br />SUBSTITUTIONS MUST BE SUBMITTED TO THE ARCHITECT IN WRITING FOR APPROVAL WITHOUT DELAY
<br />OF SCHEDULE.
<br />3. ALL WORK SHALL BE GUARANTEED FOR A PERIOD OF ONE (1) YEAR AFTER COMPLETION, UNLESS
<br />OTHERWISE SPECIFIED, AND SHALL BE SO STATED IN CONTRACTOR'S WRITTEN PROPOSAL AND
<br />AGREEMENT. ALL REPAIRS, CORRECTIONS, DISCREPANCIES, ETC., MUST BE MADE WITHOUT ANY
