GENERAL NOTES
<br />1. Introduction
<br />B.E.E. Consulting, LLC (BEE) has created building envelop e,Mncept design detaiis for the
<br />Waterfront Place Apartments, The building envelope detail drawings are intimately related
<br />to the materials specified in the project material specifications and building inspection.
<br />Details provided by BEE are only for use on the Waterfront Place Apartments and are LID -
<br />copyrighted,
<br />Each sheet in this set of Building Envelope drawings, bearing the BEE Titleblock and Logo in
<br />the upper right corner, was prepared by BEE and is accounted -for in, the drawing index on
<br />the title page. in its original -form, this set was prepared for SeaLevel Proper -ties fora specific
<br />project,
<br />The act Of Submitting -for government approval of building permit, a set of drawings bearing
<br />the BEE titleblock and logo, which has been altered in anyway by SeaLevel Properties, by any
<br />third party, or for a project other than that which it was originally prepared by BEE without
<br />the prior, written, consent of BEE shall constitute consent by SeaLevel Properties to defend,
<br />indemnify, and hold harmless BEE from and against any and all claims, suits, demands,
<br />liabilities, losses, and costs arising in whole or In part out of or in any way connected with the
<br />use of the such altered drawings by SeaLevel Properties or any third party.
<br />Such alterations shall include, but shall not be limited to, the addition or rernoval of
<br />individual sheets, the modifications of any graphic or textual information contained within a
<br />sheet prepared by BEE, The removal of this statement, and any construction inconsistent
<br />with -that which has been shown by BEE in its original drawing set.
<br />11. General
<br />A. Water Penetration Resistance Field Testing
<br />For all windows.. doors, and skylights a mock setup will be water intrusion tested in field -to
<br />given parameters, Mock setup may, be created in situ or be free standing as determined by
<br />BEE project engineer.
<br />At least one (1) window of each operational -type will be tested to the Specified Field Test
<br />Pressure specified below, in accordance with the Current version of ASTM E 1105. For
<br />windows and doors such as aluminum, wood clad aluminum, vinyl, or fiberglass windows and
<br />doors, Procedure 6 'cyclic) test will be used for 4 cycles each 5 minutes in duration, with a
<br />pressure reduced to 0 psf for one minute between cycles. For storefront and curtain wall
<br />assemblies, Procedure A (Uniform) test will be used for a single cycle of 15 minutes in
<br />duration, The initial test will be inclusive of both Installation interface and window product.
<br />In the case of failure (defined In ASTM 1105), the representative sample will be expanded to
<br />five (5) specimens In order to obtain statistical confidence in remedial repairs If needed. In
<br />the case of failure, the responsible party will be held financially liable for the cost of
<br />retesting, and any related wall assembly or cladding deconstruction needed to obtain
<br />Any ornissions or contrafflctions In these documents shall be called to the attention of BEE
<br />prior to Submitting a bid, Bids received shall be considered to include all Items shown and/or
<br />specified or scheduled for a complete project. The contractor shad note that the
<br />waterproofing details do not always reflect the Architectural details and are intended to
<br />supplement -the architectural details not replace them,
<br />Installers are to be certified by manufacturer"s approved warranty requirements,
<br />F. Material Warranty
<br />Ali waterproofing material warranties shall be transferable to new building ownership within
<br />the warranty's period.
<br />G. Material Submittals/Substitutions
<br />All material shall be submitted with location to be used physically or electronicaily to the
<br />responsible BEE project manager,
<br />H. Fasteners
<br />All -Fasteners used through pressure treated material to be stainless steel,
<br />Ill. ConstrucUon
<br />Inspection
<br />Building inspection shall be performed throughout the duration of construction. The
<br />frequency of inspection is identified In the contract, Inspections will be performed on site.
<br />Inspections will be documented and recorded as deemed necessary by the project manager.
<br />Dry -in Requirements
<br />The General Contractor (GC) shall provide quality assurance procedures, facHitate
<br />inspections and coordinate testing and verification to maintain the materiai standards and
<br />enveloping practices as specified herein, This shall also include periodically documenting the
<br />moisture content by weight at a minimum of three (3) locations of framing, sheathing and
<br />gypsum, Additionally, the -temperature and moisture content of concrete slabs shall be
<br />monitored and periodically documented to comply with any relative waterproofing
<br />installations that are to be conducted. Documented signs of excessive water or humidity are
<br />exhibited by, but not limited to:
<br />interior condensation on window. Warping, staining, or delamination of fiber cernent,
<br />gypsum or wood based products (i.e. construction pre odUCt5that are absorptive). Organic
<br />growth (mold, fungi, mildew), Water intrusionfleaks and or damage,
<br />Roofs need to be Installed prior to construction drying and wet substrates/framing shall not
<br />be directly covered with roofing or other finish materials. Permanently installed HVAC
<br />equipment is not to be used for the purpose of construction drying. Any questions pertaining
<br />passing results. This test specification supersedes AAMA Voluntary Specification for Field to the allowable moisture percentage of specific materials shall be referred to the most
<br />Testing. applicable edition of the building code.
<br />Regardless of AAMA deductions for field installed product, the mWrnurn Water Resistance
<br />Field Test Pressure (during field test), as determined by the consultant, shall be:
<br />8.0 psf for sliding doors
<br />8.0 psf for storefronts
<br />8 O psf for swing doors
<br />8.0 psf for windows
<br />The above referenced test pressures should be placed on the purchase order prior to
<br />ordering the windows or doors.
<br />Doors are to be installed and tested in a similar fashion as windows.
<br />Louvers through the b0ding envelope should be designed In accordance with wind and rain
<br />exposure conditions,
<br />The minimum Wind & Water Resistance Pressure per manufacture shall be:
<br />8.0 psf for louvers
<br />C. SeWant Perf6rrnance Requirements
<br />Ali sealants shall be validated and approved by the Sealant Waterproofing and Restoration
<br />Institute (SWRI),
<br />Sealant and Self Adhesive Membrane (.A.M.) combinations shall be sent to sealant
<br />manufacturer for adhesion certification prior to construction.
<br />All sealant dependent installations require adhesion -test per -formed on site by contractor.
<br />Adhesion test logs shall be submitted to BEE for review.
<br />D. LaboratoryTest Reports
<br />All windows and doors should be pre -tested by the manufacturer to design conditions,
<br />The associated test records shall be submitted to BEE.
<br />E. Contractor Responsibility
<br />It -,hall be the specific duty and responsibility of each -trade and supplier to examine all
<br />project drawings, details and specifications, and to provide and fUrnish proper equipment,
<br />hardware, fixtures, materials, etc., pertaining to their part of the work shown or Hsted in any
<br />part of these documents. Quality control, adverse material reactions, and compliance to
<br />industry standard workmanship are the responsibility of the contractor. Schedules are for
<br />the convenience of the contractor to assist them in understanding and ,constructing the
<br />project,,
