This property is <br /> zoned MU and in Metro Everett. It is subject to sign category B requirements and the additional sign standards <br /> applicable to the MU zone for Metro Everett in EMC 19.36 (Signs). In order for the Planning Department to approve the <br /> permit, please submit the following: <br /> 1. In order to install new wall signs, existing nonconforming signs must be removed or brought into conformance <br /> with the current sign regulations (please see code section below regarding nonconforming signs). <br /> a. EMC 19.36.040 prohibits freestanding signs in the MU zone (see footnote 6);therefore,the existing <br /> freestanding sign is nonconforming. In order to install two new wall signs,this sign would need to be <br /> removed. <br /> b. Please note that this is the only sign I am seeing on the site that is clearly nonconforming. If you believe <br /> there may be other nonconforming signs on site that could be brought into conformance instead of the <br /> freestanding sign, I am happy to review. <br /> Removal of Nonconforming Signs Section (EMC 19.36.070): <br /> A. All existing signs within the city which are not in compliance with the requirements of this chapter upon the <br /> effective date of the ordinance codified in this title are considered to be nonconforming signs. Nonconforming signs shall <br /> be made to conform with the requirements of this section under the following circumstances: <br /> 1.
