These are much improved. However, multiple comments still require additional <br /> action (itemized for consistency with the original comments): <br /> 1. The Architectural Floor Plan appears to include demolition and movement of multiple walls throughout, while <br /> the Structural Floor Plan only shows modification of one minor wall section. Some dashed lines are shown, but <br /> are not clear if these represent demolition. Other notes state to remove and replace fixtures, but it is not clear <br /> which fixtures are being replaced (all of them?). All proposed work should be clearly delineated (e.g., dark line <br /> weight, shaded walls, etc.). Note that the east bathroom has not access door per the architectural plan, and the <br /> southwest bedroom closet appears to be open to the hallway per the structural plan. The smoke detector in the <br /> southeast bedroom appears to be too close to the bathroom door. A detail for interior wall construction, <br /> including top and bottom fasteners and blocking, and continuity if the fire-membrane, should be provided. <br /> 2. Please indicate the story on which the unit occurs if this is multi-story building. Note that the structural drawing <br /> indicates"Second Floor", but it is anticipated that the work area is at the first story, and the floor framing above <br /> (i.e., second floor) is being modified. <br /> 4. The plan appears to include modification of interior walls throughout the space. It is anticipated that some of <br /> these may be load-bearing walls. Note that the extent of work is not clear; see Comment 1. The proposed work <br /> should be clarified in the Floor Plan. The existing load paths should be verified. Additional structural revisions <br /> should be performed as needed. Verify if foundations are required for the new posts supporting the kitchen <br /> beam. <br /> 5. The project appears to include new floor beams per the structural drawings.These must be wrapped to provide <br /> the required fire protection. Detail 5/A1 is not sufficient. A separate detail for the beam should be provided. If <br /> other conditions exist, appropriate details should be similarly provided. <br /> 6. The Architectural Floor Plan includes as note to provide radiation dampers. The following should be addressed: <br /> a. The drawings do not clearly indicate if the propose work include moving/replacing the existing exhaust fans <br /> for the bathroom. This should be shown. See Comment 1. <br /> b. Radiation dampers are not permitted for the kitchen hood. The drawings should include details for a shaft, <br /> or must locate the vent below the rated assembly above (e.g., in a soffit, etc.) and vent directly to the <br /> outside.
