1. Public Use and Interest - The proposed project and design <br />shall promote the public use and interest in accordance with the <br />standards established by the State, City, and this Ordinance, - <br />Finding., The proposed short subdivision is two (2) lots that <br />would -accommodate one (1) additional single family unit. 7-he <br />existing uni t will remain, <br />Conclusion: The public use and interest has been served by the <br />proposed short subdivision of adding an additional infill unit. <br />2 Public health, safety, and general welfare - The proposed <br />project and design shall promote the public health, safety and <br />general welfare in accordance with the standards established <br />by the State, City, and this Ordinance; <br />Finding: The public health, safety, and general welfare are <br />addressed through the findings, conclusions and conditions of <br />approval stated In this reporf. <br />Conclusion: The public health, safety, andgeneral welfare have <br />been served, <br />3. Comprehensive Plan - The proposed project and design is <br />consistent with the City'5 Comprehensive Plan policies and land <br />use map, <br />Finding: The Everett Comprehensive Plan designates this area <br />as 1,2 Single Family Detached 5-10 dwelling units per acre, The <br />site is has a single-family dwelling and fronts on two local <br />access streets <br />Conclusion: The proposed short subdivision uses are consistent <br />with density and uses allowedby the Comprehensive Plan. <br />4. Existing Zoning -The proposed project and design shall Yneet <br />the requirements of the Everett Zoning Code; <br />Finding: The existing zoning of this short subdivision is R-2, <br />Single Family, Medium Density Residential. The R-2 zone <br />requires a minimum lot area of 5,000 square feet The <br />proposed lots sizes are 5, 364t- square feet. Both lots meet <br />the requirement for allowed lot depth of 76 feet per EMC <br />18.32. 010 of the City' !
