The Site Plan appears to show the building abutting the west property line along the alley. Per <br />aerial photography, the grade slopes on the property, not in the alley. However, the Right and <br />Level Elevations on Sheet 1 show the grade sloping along the asphalt pavement toward the <br />building. The side conditions should be clarified. Additional site retaining walls may be <br />required. See Sections R106.1.1 and R106.2. <br />2. The Front and Rear Elevations on Sheet 1 show conflicting 4:12 and 5:12 roof pitches. The <br />correct pitch should be consistently shown. See Section R106.1.1. <br />Architectural <br />1. Sheet 3 includes details for the construction of the exterior stairs. See Section R106.1.1. The <br />following comments should be addressed: <br />a. Connections should be specified between all framing. See Figure R507.2.1 and Table <br />R602.3(1). References to these citations does not satisfy this requirement. <br />b. Connections should be specified between the framing and the foundations. <br />c. The details do not show the construction of the guards between the top of the stairs and <br />the building wall. <br />d. The guards require connections capable of resisting out -of -plane loading per Table <br />R301.5(WAC). Details should be provided. Calculations substantiating the design should be <br />submitted for review. <br />e. A note should be provided requiring all cuts and holes in preservative -treated wood to be <br />coated with a preservative treatment complying with AWPA M4. See Section R317.1.1. <br />2. A landing is required at the bottom of the exterior stairs. The minimum dimensions of the top <br />and bottom landings should be shown in the Floor Plan on Sheet 2. The number of steps <br />should be consistent between the elevations on Sheet 1 and the Floor Plan on Sheet 2. See <br />Sections R106.1.1 and R311.7.6. <br />3. Section A/Sheet 3 includes a note for vented blocking. The Section should specify the minimum <br />required area of ventilation. The ventilation should be evenly distributed between the eaves <br />and ridge. See Section R806. <br />Structural <br />1. Headers should be provided over the west door and window in the Floor Plan on Sheet 2. See <br />Section R602.7. <br />2. The wood frame construction should be located at least 6 inches above grade and 2 inches <br />above the driveway surface. Per the Front Elevation on Sheet 1, the drive extends to the door <br />jambs, causing exposure. The minimum wall dimensions should be provided. The door jambs <br />should be raised. See Section R317.1(5). <br />3. The plans are inconsistent on the maximum retained height of the concrete retaining walls. <br />Sheet 1 shows the height at 4'-6" +/-.
