0 AE CONSTRUCTION SFR
Minimum Requirement # 1: Stormwater Site Plan
Executive Summary
The proposed project consists entirely of clearing/grading for the construction of a new
single-family residence with associated driveway, and drainage improvements. The
existing house and driveway will remain on the west half of the property. Drainage
management for new roof, areas is to consist primarily of roof drain dispersion per BMP
T5.1 OB. Drainage management for new driveway areas consist of concentrated flow
dispersion per BMP T5.11. Disturbed vegetated areas will be amended lawn per BMP
T5.13. Total new impervious area proposed for the project total 4,945 sf. entirely located
within the boundary lines of the site. The project is to be designed to the 2014 DOE
manual and City of Everett code section 14.28.
Existint Conditions Summary
The property is one tax parcel and currently contains a single-family residence with its
respective concrete driveway, as well as a small shed. Vegetation on -site consists of
residential lawn areas, and partial tree covering. Slopes on -site are moderate, ranging
from 2% to 8%, and sloping south westerly toward adjacent parcels. From a Snohomish
County Soil Survey done by USDA the soils on -site consist of Alderwood-Urban land
complex type soils. According to a site investigation by Nathan Thompson of Western
Engineers, on -site soils resemble gravelly sandy silty loam type soils. Refer to Appendix
II for soil information.
Surrounding parcels are developed with existing SFRs and driveways. Vegetation in the
surrounding area is comprised primarily of residential lawns and partial tree covering.
WESTERN ENGINEERS, INC. 2 PROJECT: 19-1821-A
