Everett
Municipal Code (EMC) 19.07.030 and any and all other applicable zoning code regulations must be met. Regarding
zoning code Section 19.07.030.1. which limits the gross floor area of an ADU to 800sf or 75% of the gross floor area of
the principal dwelling, whichever is less also states "provided, that the city may allow increased size if the ADU is located
completely on a single floor in order to efficiently use all floor area." Since the existing SFR is a single story home we are
able to apply this exception to the size limitation allowing the existing—1,200sf SFR to become a DADU.
Please let me know if you have any questions.
Best,
Grace Pollard
Associate Planner I Planning Division
Community, Planning & Economic Development
EVERETT 425.257.8807 13200 Cedar Street, Everett, WA 98201
everettwa.gov I Facebook I Twitter
Note: Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
From: jessicaj wesi.co <jessicaj@wesi.co>
Sent: Wednesday, June 5, 2019 10:47 AM
To: Grace Pollard <GPollard@everettwa.gov>
Subject: AE Construction - 10103 1st Drive SE
Importance: High
Hi Grace
We are working with Anvar (AE Construction) he mentioned talking with you about his property at 10103151 Drive SE,
and that you told him he has approval from you to build a Primary Residence behind the existing SFR and convert to an
ADU and is not going to be held to the city code/standards. I am trying to verify if this is the case?
Jesse (jarrell) and I are putting together the surveying and civil design for building and drainage and want to be sure that
he is properly understanding you have told him this parcel has no restrictions and can be designed beyond the city
standard limits.... please confirm at your earliest convenience
THANKS MUCH
id'rrirW
i3
