Whole house ventilation system should specify the performance requirements per Section <br /> M1507.3. See Table M1507.3.3(1) for continuous whole house mechanical ventilation system <br /> airflow rate requirements. <br /> 2. The locations of all smoke and CO alarms should be shown on the floor plans on Sheet A2.2. A <br /> note should be included on the plans specifying that alarms should be hardwired, <br /> interconnected, and provided with back-up battery power as required per IRC Sections R314 <br /> and R315. <br /> 3. The project appears to include modifications to the stairs. Details for the construction should <br /> be included. The stringers should comply with the joist span tables considering the net depth <br /> after notching for steps. The stair rise and run, and width, should be specified. Handrails <br /> should be provided. See IRC Section R311.7. <br /> 4. Guard details should be included in the construction drawings. The guards should comply with <br /> IRC Section R312.1. The guards, connections to the supporting framing, and the supporting <br /> framing should be designed to resist a minimum 200-pound load per Table R301.5. <br /> 5. See skylight windows. Skylight windows should be specified of the allowed types of glazing <br /> specified in 2015 IRC Section R308.6.2. Screens may be required unless the fully tempered <br /> glass meets either condition listed in Section R308.6.5. R308.6 <br /> Structural <br /> 1. Plans should indicate the revisions made from previous submittal. R106.1.1 <br /> 2. Sealed and signed calculations prepared by a professional engineer licensed in the state of <br /> Washington are required per RCW 18.43.010, 18.43.020, and 18.43.070. The framing and <br /> foundation plans, and structural calculations as required, should show a complete load <br /> path. See IRC Section R301.1. <br /> 3. Construction of the project appears to have begun and a footing inspection has been approved. <br /> New holdowns due to revisions may require special inspections for post installed anchors. A <br /> statement on special inspections has not been provided and should be provided on the plans. <br /> The statement should include a table listing each type of special inspection and should specify <br /> the extent of each inspection (e.g., continuous, periodic) per IBC Section 1704.3.1. The table <br /> should include special requirements for seismic and wind resisting systems as required by IBC <br /> Sections 1704.3.2 and 1704.3.3, respectively. See IBC Sections 107.1, 1704.2.3, 1704.3, Table <br /> 1705.3. <br /> 4. See Foundation Plan on Sheet S101.
