Tenant Notice At the Leased Premises, with a copy to: <br /> Address Snohomish County Sports Commission <br /> Attn:Tammy Dunn <br /> 3101 Cedar Street <br /> Everett, WA 98201 <br /> Services Landlord will provide the Leased Premises with electricity, water, sewer, <br /> Provided by heat and air conditioning seven days a week, 5:00 AM to 10:00 PM, except <br /> Landlord legal holidays. Except electricity, these services are included in the Base <br /> Rent. The Landlord will provide electricity, water, sewer, heat and air <br /> conditioning at Tenant's written request outside of such times. <br /> Janitorial service and garbage collection will be on a reasonable schedule <br /> determined by Landlord. <br /> The electricity provided by Landlord is sufficient for lighting and operation <br /> of low power usage office machines. <br /> Additional Tenant shall not inscribe or post, place, or in any manner display any sign, <br /> Requirements graphics, notice, picture, placard or poster, or any advertising matter <br /> Regarding Signs whatsoever, anywhere in or about the Leased Premises or the Building at <br /> places visible (either directly or indirectly as an outline or shadow on a glass <br /> pane) from anywhere outside the Leased Premises without first obtaining <br /> Landlord's written consent thereto, such consent to be at Landlord's sole <br /> discretion. Any such consent by City shall be upon the understanding and <br /> condition that Tenant shall remove the same at the expiration or sooner <br /> termination of this Lease and Tenant shall repair any damage to the Leased <br /> Premises or the Building caused thereby. <br /> Additional Rules Additional rules, if any, are attached as Exhibit D. If there is no Exhibit D, <br /> then there are no additional rules. <br /> Additional The Landlord shall cause to be maintained the public and common areas of <br /> Provisions the Building, such as lobbies, elevators, stairs, corridors, lights and <br /> restrooms, in good repair and tenantable condition consistent with the <br /> operation and maintenance of the Building as a government office building, <br /> except for damage occasioned by any negligent act or omission of Tenant <br /> or Tenant's officers, contractors, agents, licensees or employees,the repair <br /> of which damage shall be paid for by Tenant. The Landlord shall furnish <br /> the public and common areas with electricity, heat, and air conditioning. <br /> The Landlord shall provide the common area toilet rooms with water, <br /> sewer,trash collection, and supplies. <br /> If the Effective Date is mid-month, the Base Rent for that month will be <br /> prorated. Tenant shall pay Landlord that prorated-month's Base Rent no <br /> later than 10 calendar days after the Effective Date. <br /> Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br /> such work is shown in Exhibit E. If there is no Exhibit E, Landlord has not <br /> agreed to construct any improvements in the Leased Premises. <br /> 2 <br />
