Tenant Notice At the Leased Premises, with a copy to: Address Snohomish County Sports Commission Attn:Tammy Dunn 3101 Cedar Street Everett, WA 98201 Services Landlord will provide the Leased Premises with electricity, water, sewer, Provided by heat and air conditioning seven days a week, 5:00 AM to 10:00 PM, except Landlord legal holidays. Except electricity, these services are included in the Base Rent. The Landlord will provide electricity, water, sewer, heat and air conditioning at Tenant's written request outside of such times. Janitorial service and garbage collection will be on a reasonable schedule determined by Landlord. The electricity provided by Landlord is sufficient for lighting and operation of low power usage office machines. Additional Tenant shall not inscribe or post, place, or in any manner display any sign, Requirements graphics, notice, picture, placard or poster, or any advertising matter Regarding Signs whatsoever, anywhere in or about the Leased Premises or the Building at places visible (either directly or indirectly as an outline or shadow on a glass pane) from anywhere outside the Leased Premises without first obtaining Landlord's written consent thereto, such consent to be at Landlord's sole discretion. Any such consent by City shall be upon the understanding and condition that Tenant shall remove the same at the expiration or sooner termination of this Lease and Tenant shall repair any damage to the Leased Premises or the Building caused thereby. Additional Rules Additional rules, if any, are attached as Exhibit D. If there is no Exhibit D, then there are no additional rules. Additional The Landlord shall cause to be maintained the public and common areas of Provisions the Building, such as lobbies, elevators, stairs, corridors, lights and restrooms, in good repair and tenantable condition consistent with the operation and maintenance of the Building as a government office building, except for damage occasioned by any negligent act or omission of Tenant or Tenant's officers, contractors, agents, licensees or employees,the repair of which damage shall be paid for by Tenant. The Landlord shall furnish the public and common areas with electricity, heat, and air conditioning. The Landlord shall provide the common area toilet rooms with water, sewer,trash collection, and supplies. If the Effective Date is mid-month, the Base Rent for that month will be prorated. Tenant shall pay Landlord that prorated-month's Base Rent no later than 10 calendar days after the Effective Date. Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, such work is shown in Exhibit E. If there is no Exhibit E, Landlord has not agreed to construct any improvements in the Leased Premises. 2
