The structural drawings include the detached carport on the west side of the building. It is <br /> acceptable to include this structure in the same permit application with the modifications to the <br /> house. The architectural drawings should be revised to also indicate the carport as part of the <br /> proposed construction and provide additional information not included in the structural <br /> drawings. See Section R106.1.1. <br /> Architectural <br /> Original Comments: <br /> 3. The following comments should be addressed for the Attic level: <br /> a. The egress width at the top of the stairs is shown with the correct 3-foot clearance on the <br /> Attic Floor Plan 2/A.101. However, the clearance in Section 3/A.102 is incorrectly show and <br /> should be provided between the wall and the guard post. The drawings should be revised. <br /> See Section R311.6. <br /> b. Hallways should comply with IRC Section R311.6. Note that the hallway appears to only <br /> provide a maximum height at one side of 7 feet. This can be accepted. However, it is <br /> noted that Section 2/A1.00 and Attic Floor Plan 2/A.101 do not show the same ceiling <br /> height, and the door is not located the same relative location to this height. The minimum <br /> 7-foot clearance must be maintained. See other comments below that may impact this <br /> clearance. <br /> c. Stair Section 3/A.102 specifies cable guards with a 4-inch spacing. Cables are not <br /> sufficiently rigid and can splay, and do not comply with this requirement. The cable spacing <br /> should be reduced. See Section R312.1.3. <br /> g. The project appears to show modification of the attic into habitable space; note that the <br /> Attic Floor Plan 2/A.101 appears to incorrectly state this level as"unfinished attic". Section <br /> 2/A.102 specifies R-28 insulation between the 2x6 rafters. The minimum insulation at these <br /> locations, including the sloped ceiling in Section 1/A.1-2, should be R-38; this insulation <br /> should be continuous through the center area of the roof. Note that the structural plans <br /> indicate the roof framing is 2x8 construction. The correct framing should be shown <br /> consistently, and the insulation revised as required. The framing depth should not impact <br /> the minimum head clearances as discussed in Architectural Comment 3(b). See also <br /> Structural Comment <br /> Additional Comments: <br /> 4. The plans show construction of a new stairway in Section 3/A.102. The required 10-inch stair <br /> tread depth should be measured from nosing to nosing. The stairway and floor framing should <br /> be revised.
