Support: Holdowns & Foundation Repair <br />Commentary. <br />GK Structural Engineering, LLC (`GKSE') completed a site visit review of the Lee Residence repairs <br />underway on 4/28/17. GKSE reviewed the foundation pony shear wall holdown locations at the south <br />end of the basement, the pony wall/vertical support conditions along the south foundation wall at the west <br />end and the southwest foundation wall corner condition uncovered requiring structural repair as noted <br />during the recent foundation inspection by the City of Everett. The following are our requirements for <br />addressing these three issues. Reference the attached structural sketches SK-1 & SK-2 for clarification. <br />2. <br />3. <br />GKSE reviewed the foundation holdown anchor locations that the contractor has drilled into the <br />top of the partial height concrete foundation wall at south end of the residence. GKSE has <br />determined after further review that (4) of the originally specified holdown anchors may be <br />deleted. A total of (6) holdown anchors are required at the south end of the residence where the <br />pony walls are located. Reference the attached sketch SK-I showing the (4) deleted anchors and <br />the relative position of the remaining (6) required anchors (denoted as Q# in the sketch). GKSE <br />has reviewed and approves of the hole locations drilled for these remaining (6) holdown anchors. <br />All corner studs at the foundation holdown anchors should be stitch -nailed together for load <br />transfer. The foundation holdown anchor denoted Q on SK-I may be located within the newly <br />framed interior 2x4 pony wall framing provided the end studs the anchor is attached to are stitch - <br />nailed to a double stud in the west exterior wall matching location. <br />GKSE observed that, due to the existing out -of -straight <br />foundation wall, the west end of the south exterior side pony <br />wall begins to overhang the existing concrete foundation wall. <br />The interior 2x4 pony wall at this location may be refrained <br />with new 2x4 @ 16"o/c stud framing with double top plate <br />and retrofit anchor bolts to provide adequate vertical support <br />of the south exterior wall system to the foundation wall <br />below. The exterior side pony wall therefore is adequate as <br />framed and will still transfer the lateral loads to the existing <br />foundation as intended. Reference SK-1. <br />The southwest corner of the existing foundation wall was <br />observed to be crumbled and incompetent.
