L <br />'� .�.. �. �lzfrlt7C"C'1711,�-`,fit{f.'tlfis_'t I!i fiL�l <br />C <br />November 4, 2015 <br />GS Home Improvements <br />Attn : Tina Tsai <br />5632 30th Ave SW <br />Seattle, WA 98126 <br />Subject: Site Visit at 10115 Holly Dr, Bldg Q, Everett, WA 98204 <br />SDA Ref. # 7674 <br />Dear Tina, <br />At your request, this office visited the subject site to determine the extent of water <br />damage on the east center covered deck of building Q. <br />The weather was sunny and clear at the time of inspection. Lauren Vital with American <br />Home Planners was present during my investigation. <br />The 3-story wood framed building was built over a concrete foundation. Exterior <br />staircase and decks give access to the apartments. The middle deck feel like it is sagging <br />at the middle when you walk across it, (see photo's 1 & 2). <br />The deck sealant has cracks around the posts, allowing water to enter, (see photo # 3). <br />The vinyl siding plastic end C channels were connected to the end post at approximately <br />30-inches on center,(" o/c), and there is no sealant behind the end C channel. This is <br />another source of water intrusion, (see photo's 4, 5, &6). <br />Wood has deteriorated to the point of replacement, (see photo's 5-10). The Deck beam, <br />deck end posts, floor rim joists, wall top and bottom plates, and wall studs all must be <br />replaced <br />The deck joists were covered, and could not be viewed. It is suspected that the bearing <br />ends of the joists have deteriorated, and must be replaced. <br />The siding requires sealant at the end channels, similar to silicon window and door <br />sealant. <br />The deck seal must have proper flashing at all the edges. <br />Please contact this office for a final review prior to cover. <br />This report is based upon a visual inspection only.
