Please review and respond to the comments below. <br /> 1. The plans show an existing condition without stairs on Sheet 2. Sheet 3 <br /> contains a partial framing plan with a stair elevation. While the description <br /> indicates that work is occurring in the inside corner of the existing building, it <br /> unclear what orientation with respect to the existing building where the <br /> proposed stair replacement is to occur. Please clarify and provide additional <br /> sheets.for clarity. IBC 107.2.1. <br /> 2. The proposed handrails appear to be missing the required handrail <br /> extensions per IBC 1014.6. Please revise plans as required. <br /> 3. On Sheet 3,the proposed handrails do not appear to meet the requirements <br /> of a Type 1 or Type 2 handrail for graspability per IBC 1014.3. Please verify and <br /> revise handrails as required. <br /> 4. On Sheet 3, it appears that handrails are proposed, but the construction does <br /> not appear to meet the requirements for guardrails. Please verify and revise <br /> sheets to include guardrails and their connections to the framing. IBC 1015. <br /> 5. On Sheet 3, it is unclear what the lines between the elevated deck/floor and <br /> the top of the handrail/guardrail system are intended to be. If these are <br /> intended to provide opening limitations, please provide a configuration that <br /> PERMIT SERVICES demonstrates compliance with the minimum dimensions and materials. Please <br /> clarify as there do not appear to be callouts describing its construction.
