March 17, 2020
RE: Fire damages to 2925 and 2927 Rucker Ave
Permit: F2001-001
Kurtis Brown,
On January 21, 2020 I accompanied Ted De Budden on a walk-through to assess any
potential problems with the plumbing/mechanical and electrical systems affected by the
recent fire at 2925 Rucker Ave.
I am concerned by the existing gas system. It appears to be interconnected between
multiple tenant spaces. Please review the pictures in the above permit attachments. The
meters are located in the 2927 Rucker Ave tenant space and appear to be manifolded
together.
IFGC: section 401.6 Interconnections. Where two or more meters are installed on the
same premises but supply separate consumers, the piping systems shall not be
interconnected on the outlet side of the meters.
IFGC: section 401.7 Piping meter identification. Piping from multiple meter installations
shall be marked with an approved permanent identification by the installer so that the
piping system supplied by each meter is readily identifiable.
Without these systems being identified and separated, we cannot isolate the gas service to
a single tenant space nor can we determine proper sizing of each tenant space.
I believe PSE should be notified so that they can inspect and correct any problems with
the service side of these tenant spaces. I believe the gas service piping should be
identified, separated and tested before allowing them back into service.
In addition, we observed numerous electrical code issues and violations of tampering
with the electrical systems
We are requesting a fire safety inspection of these buildings, 2925-2929 Rucker Ave
Respectfully,
Shellie D Pons
