I am the planner reviewing your application for zoning compliance. My understanding of this site is that <br /> there is a preliminary approval status for a 2-lot short subdivision,and the construction of this new garage is in response <br /> to the requirement that the existing garage will have to be demolished in order to receive a final plat approval.The <br /> Planning Division has reviewed the history of the site from the original building permit application in 1994 to the current <br /> proposal and have found that permit history shows an original driveway configuration that does not match the existing <br /> conditions shown on the site plan. Permit history also does not indicate a permit was ever submitted to alter the original <br /> approved driveway configuration.When the house was first permitted in 1994 the maximum driveway width within the <br /> front 20-foot setback area was 20-feet,current code standards allow a maximum driveway width of 30-feet within the <br /> front 20-foot setback however,the site plan submitted shows that the maximum width of the existing driveway within <br /> the front 20-foot setback exceeds 70-feet. Your building permit application will need to address this code compliance <br /> issue which will require a revision to your site plan and an additional scope of work showing a driveway configuration <br /> that meets current code. <br /> Please reference Everett Municipal Code (EMC) 19.34 for parking requirements and if you have any questions please feel <br /> free to contact me directly. <br /> Because a revised site plan is required please include the following items that were hand drawn onto the site plan that <br /> still need to be included: <br /> 1. Footprint dimensions of all existing and proposed structures on site; <br /> 2. Existing and proposed setback dimensions from all property lines; <br /> 3.
