Floor plans should be provided for all levels of the house. The use of each room should be <br /> specified. See Section 106.1.1 and additional comments below. <br /> 2. The existing condition of the building as shown in the proposed construction drawings is not <br /> consistent with the City of Everett permit history for this building. The proposed work should <br /> include the new walls on the south and east sides of the proposed garage. See Sections <br /> R102.7.1, R105.1, R105.4, 106.1.1, and R113. <br /> 3. Sheet 2 appears to provide stock details that are not used for this project. The drawings should <br /> be revised to remove information that is not required and clarify the project scope. See Section <br /> 106.1.1. <br /> 4. The"Garage Wall Section"on Sheet 2 appears intended for the construction of the new exterior <br /> walls enclosing the existing carport. The following comments should be addressed: <br /> a. The wall should provide a minimum clearance above the exterior grade of 8 inches to the <br /> structural sheathing. See Section R317.1(2). <br /> b. The section should specify a connection to the roof framing above. See Section <br /> R602.10.8.2 <br /> 5. Garages should be provided with gypsum board (GWB) covering the walls complying with IRC <br /> Section R302.6 and Table 302.6. The following comments should be addressed: <br /> a. The wall between the garage and the house should specify the required covering on the <br /> garage side. <br /> b. The"Tool Room"appears to be an extension of the garage and therefore the wall covering <br /> should be provided in this room separating it from the house. <br /> c. The Floor Plan on Sheet 1 appears to show windows in the common wall between the house <br /> and the garage/tool room area. Unprotected openings are not permitted along this wall. <br /> Alternatively, if these wall are occurring above the roof line, the plan should be revised to <br /> show the actual condition. <br /> 6. The following comments should be addressed for the garage floor per Section R309.1: <br /> a. The garage floor should be constructed of non-combustible materials. <br /> b. The floor surface should be sloped for drainage per IRC Section R309.1. <br /> c. The floor is presumed to require partial demolition and repair to install the new perimeter <br /> foundation. A detail to perform this work should be included in the construction drawings. <br /> See Section R106.1.1. <br /> 7. Smoke and carbon monoxide alarms should be provided per IRC Sections R314.2.2(WAC) and <br /> R315.2.2(WAC). Smoke alarms should be interconnected per Section R314.5.
