• • <br /> STUDIO- SCOPE OF WORK <br /> 1. General <br /> a. Garage was the original garage built with the house. About 50 years ago my dad built another 2-car <br /> garage outbound of the original garage. Recently the original garage (unfinished) was used by my mom <br /> as an exercise "studio" (unfinished) and storage. <br /> b. This is a remodel, no new construction. No change to the house footprint. No change in parking. Use <br /> has changed from garage to studio. Have not decided if this will be an exercise studio of as photography <br /> studio—or both. <br /> c. We are now adding insulation (R-13 for walls, R-19 for ceiling) <br /> d. We are adding new windows(same size as existing) and new doors,exterior grade. <br /> e. We are adding a toilet room (plumbing with permit is in process).This consists of a macerator toilet and <br /> lavatory(no shower) <br /> f. We will not change the structure <br /> g. We will add a small cadet heater and vent fan to the toilet room. The thermostat will be wall mounted. <br /> h. We will provide enhanced electrical,as required (a permit will be acquired) <br /> i. Work to be performed by Owner(with a helper) <br /> 2. Demo <br /> a. Remove ramps(2) <br /> b. Demo GWB for electrical and as required to clean up after plumbing <br /> c. Develop wiring paths,for electrical <br /> d. Remove old garage door hardware <br /> 3. Prepare Bathroom <br /> a. Extend GWB for vanity <br /> b. Extend vent thru roof <br /> 4. Structure: <br /> a. No structural change, protect structure during construction <br /> b. Paint black to emphasize <br /> 5. Framing <br /> a. Infill: Frame-over old garage door opening, add new door(see doors below) <br /> b. Frame new bathroom <br /> c. New Ramps <br /> d. Framing for GWB ceiling <br /> 6. Doors(3) <br /> a. Install new exterior door,with stained glass window <br /> b. Install new door between garages(exterior door,fire rated) <br /> c. Install new door to toilet room (interior solid) <br /> 7. Walls <br /> a. Route electrical <br /> b. Add batt insulation (R-13 for walls and R-19 for ceiling) <br /> c. GWB on interior <br /> i. Walls <br /> ii. Ceiling, including bathroom ceiling <br /> 8.
