I am the <br /> planner conducting the in-take review for this application; the following comments are not a thorough plan check review <br /> they only address larger zoning compliance points. <br /> The permit history of the subject property show that an unpermitted conversation of the basement to a duplex unit was <br /> removed and restored back to unfinished/storage. However,the current proposal shows a basement unit in the <br /> structure.This is not a previously permitted use. <br /> Please revise the plans to show an accurate land use proposal to either convert the existing single-family residence's <br /> unfinished basement to a duplex including providing the off-street parking required, and shown to meet any applicable <br /> development standards of EMC 19.07.010. Or revise plans to show another permitted scope of work for the single- <br /> family residence.To be clear two (2) kitchens are not permitted in a single-family residence. <br /> Additional information is required to be on the site plan. Please see the attached for site plan requirements.A checklist <br /> and example are provided. <br /> Google images of the property indicate multiple accessory structures in the back-yard area, please ensure submitted site <br /> plan is an accurate representation of current status. If there are existing structures that plan to be removed please <br /> indicate so on the site plan.Also, it is unclear from permit history or street view where the garage door is on what is <br /> labeled as an existing garage. Please make sure to show location of garage door. If this structure has been converted to a <br /> shop and is not used for parking vehicles, please relabel the structure accordingly. <br /> If you have any zoning related questions, please contact me directly via email.
