In the intervening time there has been a slow ongoing negotiation process with the insurance carries for Todd Ade. That process is nearly complete and it is the desire of the Owner to have his home repaired per the attached plans and this description with Paradise performing the repairs as General Contractor. There will be no change/increase to the footprint of the existing house. In any case,the existing house appears to be in conformity with required front, side and rear setbacks.There are no known zoning violations to exist. There is very little (minor)damage to existing framing. Below is a summary of the repair categories.The house damage is mostly smoke related. 1. Remove &replace(R&R)the roofing. Repair or replace any deficient sheathing. 2. R&R gutters and downspouts. 3. R&R all windows to U-30.R&R exterior doors to solid core with deadbolts. 4. Repair/replace as necessary brick work at front elevation. 5. Replace/repair waterlines,vents and drains for 2ea bathrooms,2ea kitchens and 2ea laundry rooms as necessary.All plumbing currently exists and locations of the above will remain the same. 6. All bedrooms to have an egress window per code, to include the basement—see plans. 7. ou e , e , ke .tector syst , ec ors, a ans ve , per code. 8. Insulate existing exterior walls to stud depth. Insulate attic to R-49. 9. Cover walls& ceilings with Y2" GWB,taped,textured painted. 10.Floor finishes are TBD. 11.Millwork to include doors,base, casing, door hardware, closet shelving and kitchen/bath cabinets and countertops. The above,when permitted and completed will provide the Owner with a finished habitable residence.
