Ted, <br /> I wanted to touch base with you in regards to the Leese residence and the code violation issues we are try to help get <br /> corrected. <br /> Currently,as you are aware,the electrical hazards have been corrected and permits have been finaled.The home's <br /> circuitry have been verified and meets code. <br /> Since that was completed, I put together a general scope of work to include some necessary work items, some of which . <br /> address other code related issues. <br /> To note,the attic space was converted soon after the house was built in 1970.This is proven likely by the bathroom <br /> plumbing, with its apparent age and the plumbing materials that were used. <br /> Also, not long after the attic conversion,the under-house carport was enclosed as a garage.Again,this is proven try by <br /> the apparent age of the materials used in construction. <br /> I have a couple of questions: <br /> • The existing garage has 5/8" sheetrock throughout, which would have met code at the time of installation.To <br /> address the unpermitted garage conversion we are planning on fire taping the garage completely and installing a <br /> fire rated entry door between the basement and the garage spaces.Will this work satisfy the code violation? If <br /> not, what else will be required. <br /> • The unpermitted attic spaces, including the bathroom,were created in the early 70's and fully finished, including <br /> electrical, insulation, sheetrock, and heating.To address the code issues we have completed the electrical <br /> system verification and corrected all electrical hazards and circuit issues. In the attic bathroom,we are <br /> proposing to relocate the toilet to provide adequate front clearance per code,verify the existing plumbing <br /> meets code and is vented properly, and also install adequate exhaust ventilation. Beyond these items, are there <br /> any other items that you think would be necessary to satisfy the code violation?
