The purpose of the pile inspection was to verify the foundation underpinning work recommended in the Foundation & Elevation Assessment Plan dated June 12, 2019 had been performed. The inspection was strictly visual and limited to documents delivered by Ram Jack West. The underpinning work was reportedly completed by Ram Jack West on July 3, 2019. A total of fourteen (14) 2 7/8" steel helical piles were installed. Two piles were added in addition to the twelve piles shown in the Foundation & Elevation Assessment Plan. The location of these piles is shown in the attach As-Built Plan (SK-1R). Based on the pile installation log provided,the pile embedment depths ranged from 4 to 5 feet.The reported installation minimum torque was 4,600 ft-lb, based on this torque and a factor of safety of 2, the allowable capacity is 20.8 kips which exceeds the 13.3 kips required. The underpinning piles appear to have been properly installed in accordance with a method typical of the industry. In addition,the piles are lateral braced in accordance with section 1810.2.2 of the 2015 IBC and compliant with section 1810.2.1 -- This concludes this report. Observations made in this report pertain to the condition of the residence on the date of the inspection which is subject to change. No foundation warranty is expressed or implied by this report other than the warranty provided by the foundation repair contractor.
