The structural detail reference by the Structural Engineer in the
calculations have been indicated on A3. Also, the existing framing
has been called out on plan. There is very little framing changes as
the only thing affected is enlarging openings in walls and verifying the
capacity of beams, confirming or replacing.
2. The most significant structural change is the post between the recreation
room and the area with the wet bar is removed. A new GLB to the
specification of the structural engineer is being installed. This beam runs
generally, from east to west, it is the longer beam. Perpendicular to that
beam is a shorter beam, which runs north/south, specified by the engineer. The short
beam supports the main floor joists above. The longer beam receives the short beam.
Main floor framing to the north of the beam is
parallel to this beam. The floor framing and beams have been clarified on
the drawings. See A3. This coincides with the recommendation and
calculations of the structural engineer. Other than that, one opening is being
enlarged approximately 50% and the bathroom is being enlarged without
affecting the floor framing.
3. The permit drawings I have seen indicate a finished basement with
similar room designations. I have not read the inspection report. We
had thought the basement was existing habitable space. Egress is addressed on A3 as
well as fire detection/Co2, and fan.
4. See reference above. Energy Credits of 1.5 are indicated, if required, are shown on A3.
5. Insulation R-values and glazing U-values call out is indicated on A3.
Please let me know if you need further clarification. Perhaps it may be
something we can cover over the phone. The client and contractor anticipate
starting construction as soon as possible. My phone number is (206) 325-1234.
Best regards,
Bryce Thomas, Architect
