Please review and respond to the comments below. <br /> 1. A structural detail drafted by the engineer of record appears to indicate the <br /> removal of wall and the construction of new wall to be used as support for <br /> existing TJI joists. Please identify this detail on the plan set as it is unclear <br /> where this detail is to occur with the current plan set submitted as there is no <br /> reference for indicating span and extents for existing joist framing and other <br /> existing framing to provide context for the alterations. IRC R106.1.1. <br /> 2. Please clarify the framing calculations being provided. It is unclear if the <br /> verification of existing glulam beam framing is indicating that existing walls are <br /> proposed to being demolished as the existing plans are not clear enough to <br /> delineate existing and proposed alterations in framing. Please annotate plans <br /> further and provide a narrative describing the intent of such calculations. Also, <br /> please indicate on the plans how the glulams are to be supported as it appears <br /> that such beams have a reaction load of 7kips based on the calculations <br /> provided. Please verify that existing members that are supporting glulams can <br /> support such loads and indicate existing supports on the plans. IRC R106.1.1, <br /> IBC 1604. <br /> 3. The proposed work appears to occur in a portion of the house that is <br /> indicated to be an unfinished basement from previous inspection reports dating <br /> from the original house construction. The plans appear to show that this is <br /> PERMIT SERVICES additional habitable space given the designation of spaces for a great room, <br /> exercise room, bathroom,and sleeping area. There does not appear to be a <br /> 3200 Cedar Street final inspection report indicating that the basement was designated to be <br /> Everett,WA 98201 habitable. Given this conversion,alterations of spaces such as an unfinished <br /> basement intended to be converted to a finished, habitable basement are <br /> 425.257.8810 <br /> 425.257.8857 fax required to be comply with the current code requirements per IRC R102.7.1. <br /> everetteps@everettwa.gov 4. Conversion of unfinished basements to a finished basement also indicates <br /> everettwa.gov/permits the addition of the conditioned area per the WSEC.
