Please review and respond to the comments below. <br /> 1. Provide construction drawings for the exterior stairs and deck. Provide detail for guard attachment <br /> to the deck structure, post to footing,footing size and depth, post to beam, beam size species and <br /> grade,stringer attachment to deck joists, handrail height and size, and the required lateral <br /> connection. Note on drawings,All wood exposed to the weather shall be preservative treated or of <br /> natural resistance to decay. <br /> 2. Provide minimum 36 inch landing at the base of the stairs.Show size and location on foundation <br /> plan and floor plan. <br /> 3. Guards shall comply with section R312 IRC. <br /> R312.1.3 Opening limitations. Required guards shall not have openings from the walking surface to the <br /> required guard height that allow passage of a sphere 4 inches (102 mm) in diameter. <br /> Exceptions: <br /> 1.The triangular openings at the open side of stair,formed by the riser,tread and bottom rail of a <br /> guard,shall not allow passage of a sphere 6 inches(153 mm) in diameter. <br /> 2. Guards on the open side of stairs shall not have openings that allow passage of a sphere 4-3/8 <br /> inches(111 mm) in diameter. <br /> 4. Winding stairs are not allowed to encroach into the minimum tread depth or tread width for non- <br /> winding stairs.The configuration shown on the plans cannot be approved.A winding tread could be <br /> added at the bottom of the stairs on the main floor level for the stairs going to the second floor. <br /> 5. "A minimum of 75%of permanently installed lamps in lighting fixtures shall be high-efficacy lamps". <br /> Please correct the note on the drawings. <br /> 6. All plumbing fixtures shall meet the minimum fixture clearances as specified in Figure R307.1 IRC. <br /> The toilet in Bathroom#1 is shown as being less than 15 inches from the wall.And the space <br /> between the wall and shower appears to be less than the minimum 30 inch clear width. <br /> ( e12 <br />
