The submitted drawings are not sufficient for a complete review to be performed at this time. <br /> Construction-level drawings should be submitted for review. Preliminary review comments have <br /> been provided to assist in revising the construction drawings. Additional comments may be <br /> provided pending a review of the revised submittal documents. Handouts and Checklists are <br /> provided by Permit Services to assist in the preparation of the construction drawings: <br /> https://everettwa.gov/169/Permit-Services. See IRC Section 106.1.1. This comment does not <br /> require a response. <br /> A) We have worked up new drawings they are attached but will also be dropped off <br /> in tote to the office today. <br /> 2. The existing condition of the building is not consistent with the City of Everett permit history for <br /> this building. Review of our records and the Snohomish County Assessor's Office records <br /> indicate original construction that is not consistent with the current condition. Documentation <br /> substantiating that modifications have been performed with permits should be submitted for <br /> review. Alternatively, modifications that have been previously performed without a permit <br /> should be shown in the drawings as new construction and should comply with the full <br /> requirements of the 2015 IRC. The applicant is responsible for investigating and identifying all <br /> unpermitted work that has been performed. See Sections R102.7.1, R105.1, R105.4, 106.1.1, <br /> and R113. Unpermitted work includes but is not limited to: <br /> a. Additions on the south side of the building, located on the east and west sides of the <br /> existing 7-foot by 7-foot rear entryway. Note that this work has occurred in the rear site <br /> setbacks. Contact the City of Everett Planning Department for additional information. <br /> A) Per the email given by Drew with confirmation from Kelsey, we will be able to <br /> move forward with our permit for the dormer and deck without addressing the <br /> back at this time. It has been turned over to the Code enforcement. Also note <br /> that we have updated the site plan that shows the correct boundaries and that <br /> the previous plans had a 4ft set back when it fact is it much more. In looking at <br /> the site plan from the city our neighbors put their fence and driveway on part of <br /> our property. This is not an issue to us but note the set back is ok. Again we <br /> will deal with this at a later date, if we have to. <br /> 3. Site plan per IRC Section R106.2. The plan should specify lot setbacks (EMC and IRC Section <br /> R106.2), building fire separation distances (IRC Sections R202 and R302), utilities (IRC Sections <br /> R306.3 and R306.4), and means of egress from the building to the public way (IRC Section <br /> 311.1). All work should be drawn to a standard engineering scale (e.g., 1"=10', etc.). <br /> A) See updated site plans <br /> 4.
