Mr. Ryan Star
Wolfe Plumbing
Plan Check Number: B2008-027, First Building Review
November 13, 2019
the design per the load combinations of Section 12.4.2.3 including vertical effect per Section
12.4.3.3 should be submitted for review. The calculations should include combined load ratios
per AISC 360-10 Section H1. See IBC Sections 1613.1 and 2205.1.
9. The brace connections to the beams and columns, and the beam-column connection, should be
designed for the amplified seismic load in the beam per AISC 341-10 Equation E1-1. See also
Commentary Section E1-2 regarding the application of the OMF design criteria to knee brace
systems. Calculations substantiating the connection design should be submitted for review.
See IBC Sections 1613.1 and 2205.2.1.2, and ASCE 7-10 Section 14.1.2.2.2.
10.The OMF utilizes knee-braces. The beams and columns should be laterally-braced at the brace
connections. It is noted that the columns typically include bracing in orthogonal directions, and
the north-south beams may be restrained by the supported east-west beams; the provided
restraint at these locations should be evaluated and additional restraint provided as needed.
Restraints should be provided at other conditions. See IBC Section 2205.2.1.2, and AISC 341-
10 Commentary Section E1.2 and AISC 360-10 Appendix 6.
11.The proposed mezzanine is located in close proximity to the main building exterior wall and an
existing two-story office space. Based on framing dimensions and specified distances to
existing construction, the estimate seismic gap varies from 3 to 4.5 inches, including the
existing stair providing access and egress for both the mezzanine and the existing office space.
Calculations substantiating the seismic gaps should be provided for review. See IBC Sections
1613.1 and ASCE 7-10 Section 12.12.3.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMarti n\2020\B2008-027_R1.docx
 3200 Cedar Street 0 425.257.8810 O everetteps@everettwa.gov
.
