The First Floor egress plan should be provided. At a minimum, the plan should show the egress <br /> for the office area, under the mezzanine, and area in the immediate vicinity of the mezzanine <br /> that will utilize the existing exit in the east wall. See IBC Section 107.2.3. <br /> 2. The new mezzanine will obscure the view of the existing exit in the north wall. Additional exit <br /> signs with direction arrows should be provided. The signs should be provided with a minimum <br /> 90-minute back-up power per IBC Section 1013.6.3; the power source should be specified. See <br /> IBC Section 1013.1. Additional sign locations should include, but are not limited to, the <br /> following: <br /> a. West and north of the mezzanines. <br /> b. Under the mezzanine for egress from the office. <br /> c. An additional high exit sign over the exterior door. <br /> 3. The emergency egress lighting should be modified in the vicinity of the new mezzanine to <br /> provide additional lights per IBC Section 1008.3. The lighting should be provided with a <br /> minimum 90-minute back-up power per IBC Section 1008.3.5; the power source should be <br /> specified. <br /> 4. The egress for the new mezzanine will be provided by the existing stairway per the Egress Plan <br /> on Sheet S0.01. The stairway is required to comply with the requirements for new <br /> construction. It appears there are deficiencies based on photo-documentation included in the <br /> submittal documents. See IBC Section 107.2.1. Sections and details should be provided to <br /> modify the staircase including, but not limited to, the following: <br /> a. The stair treads should comply with Sections 1011.5.2 and 1011.5.4. <br /> b. The intermediate landing should comply with Section 1011.6. <br /> c. The handrail height should comply with Section 1014.2. <br /> d. The interior handrail should be continuous at the intermediate landing per Section 1014.4. <br /> e. The handrail extensions should comply with Section 1014.6. At a minimum, the bottom <br /> extensions may not comply. <br /> 5. The upper landing should comply with ICC A117.1-09 Figure 404.2.3.2 (e) and (g). Note that <br /> the landing is required to be accessible regardless of whether it is located on an accessible <br /> route. See IBC Sections 1101.2 and 1103.1. <br /> 6. A detail should be provided for the threshold between the mezzanine and the landing. The <br /> threshold should be designed to including, but is not limited to, the following: <br /> a. Load requirements per IBC Table 1607.1. <br /> b. Seismic joint per IBC Section 1613.1 and ASCE 7-10 Section 12.12.3. <br /> c.
