• 0 <br /> NICKERSON <br /> ENGtNEERiNG <br /> STRUCTURAL MEMORANDUM #1 <br /> Date May 6, 2020 <br /> Project: Fairview Estates Clubhouse From: Gina Wagenleitner, PE <br /> 1427 100th St SW Nickerson Engineering <br /> Everett, WA 98204 2221 Everett Avenue, #202 <br /> Everett,WA 98201 <br /> Attn: Mike Kubacki <br /> First Commercial Properties NE Project: 19-058 <br /> RE: Fairview Estates Clubhouse Interior Improvements <br /> The purpose of this letter is to verify that two specific interior partition walls on the lower level which are <br /> intended to be removed are non-loadbearing and therefore pose no structural issues if removed. <br /> We conducted a site visit on May 22, 2019 in which we inspected the existing structure to determine the <br /> locations of bearing walls and other framing information. During the site visit we also discovered old <br /> Architectural and Structural drawings including as-built information. <br /> We were given information by Mike Kubacki for the proposed interior improvements to the Clubhouse in <br /> the form of Architectural plans prepared by Barrett Design, Inc. dated August 22, 2019. On those plans, <br /> there are two non-loadbearing walls on the lower level that are intended to be removed. Please see <br /> attached"Demo Plan Lower Level"for the specific locations which have been highlighted in yellow. <br /> The most recent Structural drawings we found for the Clubhouse, prepared by James Barker(Architect), <br /> dated March 3, 1988, confirm what we determined from our site visit,that the 2 walls in question are <br /> indeed non-loadbearing. Please see the attached"Lower Floor Plan/Main Floor Framing"for the framing <br /> plan which shows the floor framing running parallel to the 2 highlighted walls in question.Also, please see <br /> the attached"Foundation Plan"which shows no concrete footings under the 2 highlighted walls in <br /> question. <br /> Therefore, based on these structural drawings and our inspection of the building during our site visit, we <br /> have determined that the 2 walls in question are non-loadbearing and therefore may be removed. <br /> We trust this addresses your concerns.
