We have added our responses below the original comments shown in italics. We believe this addresses all your comments sufficiently to approve issuance of a building permit. 1. All relocated buildings are treated as new buildings under the IEBC and IBC. They require their own restroom facilities unless these are provided in another building per IBC 2903.2, which appears to be the intent. However, the restrooms are required to be fully accessible as required for a new building. The alternative that we have accepted, though not correct per the code requirements, is to allow accessible improvements per IEBC Section 705.2. Please provide documentation substantiating how the requirements for accessible facilities are being satisfied. The owner should be made aware that if the alternative is performed, this is technically less than required by the code for the proposed work. The Intent is for restrooms to be provided by adjacent buildings. See attached sheet AS-100 updated to show partial interior floor plans denoting location of accessible restrooms and path. All updates denoted in red. Per follow up comments provided on April 27, enlarged partial plans have been provided for clarity per attached SKA-001. All accessible bathrooms features have been verified by school district. 2. The drawings do not include documentation substantiating that an accessible path is provided between the new units and the restroom facilities. One or more of the buildings appears to have paved surfaces based on a review of media images of the project sites, but this cannot be clearly confirmed. The site conditions for 2215 Pine Street(B2004- 013) are notably more difficult to verify. Documentation substantiating that a fully- accessible route is provided between the buildings and into the building(i.e., exterior ingress doors). These requirements are separate from the improvement requirements discussed in the previous comments. See IBC Sections 1101.2 and 1104.1. Accessible paths have been denoted on attached drawings.
