Background Information and Scope of Work <br /> On July 16th—20th 2020 Asbestos Northwest, LLC conducted a good-faith survey of the <br /> former YMCA complex located at 2765 Rockefeller Ave in Everett WA. AHERA-certified <br /> building inspector Sean Butler(#178317) conducted the survey to determine the presence <br /> of Asbestos Containing Materials (ACM's) prior to the partial demolition of the building to <br /> make way for redevelopment of the parcel. <br /> The structure had been built in three distinct stages, although the internal arrangement <br /> and remodel work blurred the boundaries between these areas. The southern end of the <br /> complex dates to the 1920s. This was a five-story masonry structure, with dormitories on <br /> the top two floors, offices and classrooms on the middle two, and athletic facilities in the <br /> basement level. Additionally a large gymnasium was built off of the third floor. This <br /> portion of the structure will remain in place although the interior arrangement will be <br /> substantially altered. <br /> The building was expanded to the north in the 1960's. This portion of the structure <br /> included a large gymnasium, offices, locker rooms, and a basement level swimming pool. <br /> Wrapping around the north side of this addition was another expansion constructed in the <br /> 1980's. This had an even larger gym and basement level swimming pool. The 1960's and <br /> 1980's portion of the complex will be demolished entirely to make way for new <br /> construction. <br /> Materials in use within the building varied throughout. For the purposes of this inspection <br /> the 3 different eras of construction were considered to be distinct homogenous areas. <br /> Materials in use within each area were largely consistent, however the layout of the <br /> building and continued alteration of the space make it difficult to ascertain the full extent of <br /> any asbestos containing materials discovered. <br /> Potential asbestos-containing materials were located and sampled from the interior and <br /> exterior of the building. See Appendix B for a detailed floor plan with sample locations. <br /> Materials were located and sampled following AHERA protocol in 40 CFR 763.86, then <br /> analyzed in-house at Asbestos Northwest per 40 CFR 763.86. See section 3 for detailed <br /> sampling information. <br /> 3 <br />
