However, the submitted
documents are not sufficient for us to perform a review at this time. The Planning
Department has also determined that the project is not sufficient to perform a review;
they will issue a comment letter separately. Revised construction-level drawings need
to be submitted for review. Preliminary comments are provided below to assist in
revising the drawings, but these are not intended to provide a comprehensive review.
1. The drawings must be sealed and signed if prepared by a licensed architect.
• RESPONSFE D _aw , s was not e par e b, a license architect
•
2. The proposed project involves converting a single-family residence into an
adult family home (AFH). The WA State building code limits AFHs to 8
residents.
• RESPONSE:SE: Pions has been , iM, e3. .. ....gewi. tie?. , x sti f .rya., c into
•
4. The east 12-foot by 50-foot portion of the building is an unpermitted
edition. Based on a review of the City of Everett and Snohomish County
records, this portion is not part of the original building. It appears the building
started as an unpermitted 20-foot square covered patio at the north east
corner, and was subsequently expanded and enclosed. Planning has similarly
reviewed this area and found it to not comply with the municipal code. This
area must either be permitted as new construction or demolished.
• RESPONSE:SE: There i will be }o proposed i€.: €$k on _i.i. existing 'x 50
i.n r i,.fin of the bui.ding. Continuing with the previous comment, the construction drawings should be
revised to show the east portion as a new addition. The addition is required to
comply with the full requirements of the building code for new construction.
•
6. Continuing with the previous comment; the addition is required to comply with
the WSEC for energy credits.
Dividing
l ,
