However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> drawings need to be submitted for review. Preliminary comments are provided below to assist in revising the <br /> drawings, but these are not intended to provide a comprehensive review. <br /> 1. The drawings must be sealed and signed if prepared by a licensed architect. <br /> 2. The proposed project involves converting a single-family residence into an adult family home <br /> (AFH). Continuing with the previous comment, the building plans show 10 bedrooms, indicating at least 10 <br /> residents. The WA State building code limits AFHs to 8 residents. <br /> 4. The east 12-foot by 50-foot portion of the building is an unpermitted edition. Based on a review of the <br /> City of Everett and Snohomish County records, this portion is not part of the original building. It <br /> appears the building started as an unpermitted 20-foot square covered patio at the north east corner, <br /> and was subsequently expanded and enclosed. Planning has similarly reviewed this area and found it <br /> to not comply with the municipal code. This area must either be permitted as new construction or <br /> demolished. <br /> 5. Continuing with the previous comment, the construction drawings should be revised to show the east <br /> portion as a new addition. The addition is required to comply with the full requirements of the <br /> building code for new construction. <br /> 6. Continuing with the previous comment,the addition is required to comply with the WSEC for energy <br /> credits. <br /> 7. The existing building appears to have previous unpermitted construction. For example,the number <br /> and type of bathrooms shown in Demolition Plan 2/A-101 is not consistent with the County <br /> records. Other unpermitted work may exist. The house should be thoroughly reviewed for <br /> unpermitted work. Unpermitted work should be documented in the plans as new construction and is <br /> required to comply with the current building code requirements. <br /> 8. The proposed demolition appears to potentially eliminate bearing walls supporting the roof. Per <br /> previous comments, it appears that previous interior modification may have similarly altered the load <br /> path. Framing plans should be provided substantiating the roof framing plan and the supporting load <br /> path to the foundation. Plans and details for new framing should be provided, including <br /> foundations. Provide material specifications and fastener requirements; references to code tables are <br /> not sufficient. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
