The site plan does not meet the minimum residential site plan checklist, including but not limited to: lot <br /> coverage by building, surface area calculations, building dimensions,and building height calculations. Please <br /> refer to the checklist for all required details and update the site plan accordingly. <br /> 2. The site plan indicates a lot depth of 129'and while a lot width isn't listed, it scales to 48'. A front setback of 32' <br /> is indicated to the residence as well as side setbacks of 8'+. Based on the legal description of the subject <br /> property, a survey on file for the neighboring property to the north, and the City's mapping system,the lot <br /> dimensions of the subject property appear to be 44.5'x 120'.The site plan should be revised to reflect these lot <br /> dimensions and adjust the setbacks accordingly. Note:surveys are triggered in accordance with EMC 19.39.180; <br /> until the site plan is revised with the correct dimensions, it is unknown if your proposal will require a survey. If the <br /> existing structure and proposed addition are located within the required 5'side yard setback, they're subject to <br /> the nonconforming provisions of EMC 19.38 and a Nonconforming Building Certification is required. <br /> 3. Height calculations shall be identified in accordance with the building height handout and shown on both the <br /> site plan and elevation plans. Please revise. <br /> The residential construction submittal checklist is available online and includes the minimum residential site plan <br /> checklist and building height handout.The interim permit intake/resubmittal policy is available via the "website &online <br /> resources" link in my signature.
