In order <br /> for the Planning Department to approve the permit,the following shall be submitted: <br /> EMC 19.07.020 states the following: <br /> The footprint of all accessory buildings,whether attached or detached,shall not exceed the lesser of: <br /> • Fifteen percent of the total lot area;or <br /> • One thousand square feet. For lots with three or more dwellings in a zone that allows multiple- <br /> family buildings,the one thousand square foot limitation does not apply;or <br /> • Seventy-five percent of the gross floor area of the dwelling(attached accessory buildings are not included in <br /> the dwelling's gross floor area); <br /> provided,that up to five hundred square feet of an attached garage constructed as an integral part of <br /> the dwelling and attached to the dwelling with a substantial roof structure having a minimum attachment of <br /> ten feet to both the garage and the dwelling shall be exempted from the size limitations listed in subsection <br /> C.1 or C.2 of this section;or that any porch located between the front lot line and the dwelling shall be <br /> exempted from the size limitations listed in subsection C.1, C.2,or C.3 of this section. <br /> 1. In order to exempt the garage from accessory structure square footage, it must have a minimum attachment of <br /> 10-feet and be constructed as an integral part of the dwelling and attached with a substantial roof <br /> structure. The breezeway appears to only be 5-feet wide and is not a substantial roof structure, as the roof of <br /> the house or garage does not connect to the other building. Please revise the design accordingly in order to <br /> apply the garage exemption. <br /> Note: up to 500 square feet of the attached garage can be excluded from accessory structure square footage, <br /> but is still counted towards overall lot coverage. <br /> Please provide a breakdown of the square footages of all accessory structures (garage space,office space, <br /> covered walkways,and patios) so staff can confirm compliance with the above code section. The main <br /> yiresidence plus all accessory structures listed above shall not exceed 3,150 square feet. <br /> The footprint of all accessory buildings combined shall not exceed 1,000 square feet. Please revise note 3 under I4 "site plan notes"accordingly <br /> The eaves may encroach into setback areas up to 18 inches and the plans are showing a 2-foot <br /> croachment. Please revise accordingly. <br /> lease specify the metal roofing material. Corrugated metal roofing is prohibited on all accessory structures. <br /> Because the proposed structure is within 6-feet of the side property line,a survey is required. All property <br /> corners and the midpoint on the south side will need to be staked prior to construction. This is to ensure that <br /> the building is not constructed into the required setback. <br /> Note: if the structure was located 6-feet away from the property line, a survey is not required and the length of <br /> the eaves would not need to be reduced. <br /> 7. Because the garage would be attached to the main residence, height calculations must be taken from the <br /> midpoints encompassing the main residence and garage. <br />
