411,
S
CONCEPT
ARCHITECTURE, LLC
30 July 2019 /E©EgVE1
City of Everett
3200 Cedar Street AUG 1 2 2013
Everett, WA 98201 CITY Alex Byrd OF EVERETT
Permit Services
RE: B1905-033 —3312 Federal Ave.
Dear Alex:
We have received your comments from 30 July 2019 and have prepared the following
comments. The plans have been modified as outlined and marked with revision marker
1. Item responses are as follows:
1. The ordinance says that the attachment must be 10' minimum, it does not state how
wide the attachment has to be. It is most definitely a substantial roof structure as it
connects two major access points. The connection to the existing home far exceeds
the 10' requested. It would be possible to tie the connector into the main roof of the
new building, but should not be necessary in order to comply with connecting the
buildings. This solution was done in conjunction with the planning staff at the counter
and I am very surprised that it is only now unacceptable. At any rate, the connection
is most probably moot. We recalculated the building footprint and it is under 1,000 sf
so we should be okay.
2. The areas listed included the entire roof areas covering the spaces you mentioned.
Please see added information to spell that out more clearly on A1.0.
3. As noted on item 1, I believe our connection is adequate, however, please see the
site plan for building footprint information. Total 959 sf.
4. We have revised the overhangs to 18". See roof plan for dimensions.
5. We have added a note for standing seam metal roofing to the roof plan.
6. Noted. A survey will be required.
7. I suppose this should only be in play if you consider our connection adequate in item
1. Either way, the site is essentially flat and adding the accessory to the house only
raises the allowable height. Height calculations for the whole are added in addition to
what we already had included for your information.
Please feel free to call with any questions or comments.
Sincerely,
72),a5)4d,„...L_
Martin J.
