Photo-documentation of the house available <br /> on the website Redfin.com are not consistent between the June 2017 and May 2021 sales of <br /> the house, and Google imagery of the building exterior. Additional information should be <br /> provided in the construction drawings. All previously unpermitted work should be shown as <br /> new work. Additional comments may be provided pending review of the revised construction <br /> drawings. See Section R106.1.1. Unpermitted work appears to include but is not limited to: <br /> a. Increased the number of bedrooms from three to five. The Snohomish County assessor lists <br /> this address as a three-bedroom house. The May 5, 2021, photo-documentation of this <br /> house on Redfin.com also shows that the house should have only three bedrooms. <br /> b. Modification to the exterior walls to enlarge and add windows to create emergency egress <br /> openings. Note that photo-documentation on Redfin.com and Google.com show that the <br /> legal bedrooms do not contain emergency egress windows as shown in the plans. Some <br /> windows have also been removed. <br /> c. The configuration of the bathrooms is not consistent with the photo-documentation on <br /> Redfin.com. The bathrooms were significantly modified since the June 2017 sale, including <br /> but not limited to replacing the bathtubs with walk-in showers, moving toilets and sinks, and <br /> moving and demolishing walls. <br /> d. The ramp is not original construction. Details should be provided. <br /> 2. The current editions of the building codes should be specified in the drawings. See IRC Section <br /> R106.1.1 and EMC Section 16.005.030. <br /> 3. The"Type of Construction"on Sheet A-1 should be revised to"IRC unless the project is <br /> designed to conform with the requirements of the IBC. <br /> Architectural <br /> 1. Smoke and CO alarm note on Sheet A-1 should be revised to require the alarms to be <br /> hardwired and provided with battery back-up power. See Sections R314 and R315. <br /> 2. Minimum thermal ratings should be specified for all new windows per WSEC Table R402.1.1. <br /> Structural <br /> 1. The plans should be provided with structural framing plans, sections, details, material <br /> requirements, design loads, and additional notes as required to show the proposed <br /> modifications to the building. All work performed without permits should be shown as new <br /> construction. The work should comply with the prescriptive limitations of the IRC. <br /> Alternatively, an engineered design may be performed per Section R301.1.3; structural plans <br /> and calculations bearing the seal and signature of a professional engineer licensed in the state <br /> of Washington should be submitted per RCW 18.43.010, 18.43.020, and 18.43.070. <br /> 2. Continuing with the previous comment, the plans should show the demolition of all existing <br /> walls. Walls should be confirmed as bearing and non-load bearing. Additional modifications to <br /> the building system are required where load-bearing walls are demolished.
