However,the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review;they will issue a comment letter separately. Construction-level documents <br /> need to be submitted for review. Information is attached to provide guidance. Preliminary comments are <br /> provided below to assist in preparing the drawings, but these are not intended to provide a comprehensive <br /> review. Depending on your experience with the model codes and preparing documents, we recommend <br /> consulting with a design professional to assist you. <br /> 1. The submitted drawings are concept-level sketches. Construction drawings for the proposed project <br /> should be submitted for review. <br /> 2. The proposed project involves converting a single-family residence into an adult family home. The first <br /> page containing Section 1-4 has been submitted. However, Section 5 and the 8.5x11 floor plan have <br /> not been included;the floor plan should not be a sketch. Each sleeping room should be classified per IRC Section R330.3. <br /> 4. Emergency escape windows are required per IRC Section R330.6. The minimum dimensions and areas, <br /> and maximum sill height, requirements for the windows should be specified in the drawings. <br /> 5. Continuing with the previous comment, structural details should be provided if the building requires <br /> modifications to install compliant egress windows. <br /> 6. Smoke and CO alarms are required per IRC Section R330.5. <br /> 7. Grab bars are required in the bathrooms per IRC Section R330.8. Details for the grab bars should be <br /> included in the drawings. Blocking should be provided in the walls capable of resisting a 200-pound <br /> load per Table R301.5. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
