1. PROJECT OVERVIEW <br /> This document is intended to provide the engineering information necessary to support the <br /> building permit application for a new duplex in the City of Everett. The site covers 0.47 <br /> acres. The existing site is currently developed and consists of a driveway, concrete pad, <br /> brush/trees. The east side of the site contains steep slopes and is currently undeveloped. <br /> The proposed disturbance area will cover approximately 8,158 sf.The proposed duplex will <br /> be set approximately 30 feet east of the western property line. Access to the new duplex <br /> will be taken from the existing paved driveway which takes access from the existing roadway <br /> to the west(Norton Ave), across tax parcels 00451400301601 and 00451400301602. <br /> This development proposes to construct a new duplex and will utilize the existing driveway <br /> and parking pad. The total new plus replaced impervious surfaces equal 3,049 sf (0.07 <br /> acres). <br /> This project proposes to construct less than 5,000 sf of new and replaced impervious <br /> surfaces. Therefore, Minimum Requirements 1-5 apply to all of the new and replaced <br /> impervious surfaces for this project along with all the converted vegetated areas. <br /> Figures 2&3 are provided to show the existing and developed basins and runoff conditions <br /> for this site. The runoff in the existing conditions sheet flows over vegetated surfaces to the <br /> north toward the northern property line. Roof runoff from the proposed duplex will be <br /> tightlined to a perforated stub-out connection at the toe of the steep slopes. All drainage <br /> improvements have been designed to meet or exceed the 2014 DOE Stormwater <br /> Management Manual and the City of Everett(COE) Stormwater Management Manual. <br /> The project location is 3600 Grand Ave, in the City of Everett, and in Section 30, Township <br /> 29N, Range 5E.
