EXHIBIT D <br /> Other Common Area Services <br /> Plowing/Shoveling. Landlord will provide snow removal services to the sidewalk and walkways on <br /> the Property. Landlord does not commit to any specific priority or schedule for snow removal or <br /> plowing. <br /> Pest Control. Landlord will provide pest control inspection services for the Common Areas, adhering <br /> to health and safety requirements for transit stations serving the general public. <br /> Fire Monitoring System. Landlord will inspect,monitor,and maintain the fire monitoring system inside <br /> the Premises and Building and fire extinguishers on the Property,and Landlord will ensure they comply <br /> with all laws applicable to transit stations serving the general public. Landlord will inform Tenant if <br /> they are broken, defective, or otherwise require service or repair. Landlord will add a Tenant <br /> representative on the fire monitoring call list for emergency notification purposes. Landlord will <br /> provide prior written notification to Tenant staff for any inspections related to the fire monitoring <br /> system that require access to the Premises. <br /> Shared Security. Landlord will provide security patrol services throughout the Building,including the <br /> area surrounding the Premises. Landlord's patrol officer will notify Tenant of any suspicious activity <br /> near or around the Premises. Landlord will grant Tenant permission to view security camera footage <br /> upon reasonable request,subject to Landlord's reasonable policies related to access and distribution of <br /> security camera footage. <br /> Custodial and Waste Removal Services. The Common Area will be cleaned by Landlord's custodial <br /> staff as part of its regular custodial program for the Property. Landlord shall also provide Tenant with <br /> access to the Property's shared trash and recycling dumpsters for waste removal purposes. <br />
