2401 Taylor Drive Geotechnical Engineering Study
Everett, Washington
Sod and Topsoil
Soils encountered in unpaved near surface portions of the site in exploration borings typically
consist of sod and topsoil. Sod and topsoil are approximately 0.5 feet thick at the site. The sod
and topsoil are not suitable for the support of the planned building foundations or pavements.
Whidbey Formation
Soils encountered in the subsurface borings below the sod and topsoil at the site are interpreted
to be Pre-Vashon aged Whidbey Formation to the full depths explored of 21.5 feet below the
existing site grade. The soils encountered typically consisted of medium stiff to hard, moist,
oxidized brown to tan fine sandy silt over very dense, tan to gray silty fine sand. The native
Whidbey Formation deposits are suitable for the support of the planned building foundations
and pavements.
Ground Water
Ground water seepage was not encountered in exploration at the time of drilling in October 2019.
It should be noted that the depth and occurrence of ground water seepage at the site likely varies
in response to such factors as changes in season, amount of precipitation and site use.
Geologic Mapping
Review of the regional geologic map Distribution and Description of Geologic Units in the Mukilteo
Quadrangle, Washington compiled by J.P. Minard (1982) indicates that the subject site is
underlain by deposits of the Whidbey Formation. Our interpretation of the sediments
encountered in our explorations is in general agreement with the regional geologic map.
GEOLOLGIC HAZARDS
The following discussion of applicable geologic hazards is based on review of the City of Everett
Municipal Code (EMC) Chapter 19.37.080 and the geologic, topographic, and ground and surface
water conditions as observed and discussed herein. The discussion will be limited to landslide
and steep slope hazards, seismic hazards, and erosion hazards.
Landslide Hazard Areas and Mitigations
The site is relatively flat with a gentle slope down to the west on the west 4/5 of the side with
the west 1/5 sloping down steeply to the west to the railroad tracks below that border Puget
Sound. Based upon review of the EMC Chapter 19.37,080A(1)(a.1), the west 1/5 of the site is
classified as a Very High/Severe Landslide Hazard Area. The base of the steep slope is protected
from shoreline erosion by the railroad track embankment constructed at the base of the slope.
November 6,2019 SONDERGARRD GEOSCIENCES, PLLC
2
