• <br /> Rucker Hill Short Plat <br /> Minimum Requirement # 1: Stormwater Site Plan <br /> Executive Summary <br /> The proposed project is located at 812 35t1i Street in Everett,Washington. More <br /> generally,the site is located in Section 30,Township 29 North, and Range 5 East of the <br />• Willamette Meridian in Snohomish County,Washington. Please refer to the Vicinity Map <br /> attached in the next section. <br /> The approximate 0.705-acre site is partially developed with an existing single-family <br /> residence with detached garage, guest house, and associated driveways. The proposed <br />• development consists of the subdivision of the property into 3 lots, while retaining the <br /> existing single-family residence on proposed Lot 3. All lots will be accessed directly <br /> from 35th Street. Drainage and utilities from the site will be taken from existing utilities <br /> within 35th Street. <br />• <br /> New and replaced preliminary roof, driveway, and parking areas total approximately <br /> 10,000 sf.New curb and sidewalk areas along 35th Street will total approximately 600 sf. <br /> Due to site being located in a non-infiltration area of the city(due to proximity to <br /> landslide hazard area), along with existing and proposed slopes to exceed 15%, <br />• developed roof and driveway runoff will be managed primarily by tight lining into new <br /> stormwater detention pipe with a controlled outlet discharging into a new sewer main line <br /> (project located in combined sewer/storm system area). Disturbed lawn areas are to be <br /> amended per BMP T5.13. Due to project being located in a combined sewer/storm area of <br />• the city,project to be designed to the 2010 City of Everett Stormwater manual. <br /> Existing Conditions Summary <br /> The property is one tax parcel,which contains an existing single-family residence, <br />• detached garage, guest house, and driveway. The property is accesses 35th Street, which <br /> lies to the north of the site. Vegetation on-site consists mainly of residential lawn with <br /> partial tree cover. The project property rests at a local high point and runoff exits the site <br /> toward all directions. On-site slopes are flat to steep,ranging from 3%to 1.5:2. From a <br /> Snohomish County Soil Survey done by USDA the soils on-site consists of Alderwood- <br /> Urban Land Complex type soils. According to soil logs taken by Liu&Associates, Inc., <br /> soils on-site resemble outwash medium sands. Refer to Appendix II for soil information. <br /> Adjacent parcels to the south,west, and east appear to be developed with existing SFRs <br /> and driveways.
