AD SYSTEMS EXPANSION EVERETT, WA <br /> PROJECT OVERVIEW <br /> PROPOSED IMPROVEMENTS <br /> The project will consist of an approximate 21,000 SF expansion to the existing building with pavement <br /> replacement to accommodate minor regrading efforts and water line re-routing. Although existing curb <br /> will be replaced to accommodate regrading efforts, no significant changes to the existing curbing limits <br /> and locations are proposed for this project. No changes to the existing water quality or quantity facilities <br /> are proposed. <br /> DESIGN CRITERIA <br /> The City of Everett utilizes the 2014 Stormwater Management Manual for Western Washington (2012 <br /> manual amended in 2014) (SMMWW) drainage requirements. <br /> Jurisdictional Requirements <br /> The total land disturbing activity as a result of the expansion and associated site improvements is <br /> approximately 60,000+/- SF (including both the building expansion area and site re-developed/re-paved <br /> areas). <br /> The project proposes to convert a total of 4,972+/- SF existing landscaping to new hard surfaces <br /> consisting of pavement and roof areas. Because the site is previously developed, no existing vegetation <br /> areas are being disturbed as a result of the improvements. Therefore project does not propose to convert <br /> existing vegetation to landscaped areas or pasture. <br /> The total assessed value of the existing building and utilities is $2,855,100 (per the Snohomish County <br /> Accessors information). The total cost of the building expansion and associated interior improvements is <br /> estimated to be $1,212,550. The new site improvements are estimated to be approximately$144,995 (site <br /> costs do not include utilities being modified in place to accommodate grade changes). The proposed <br /> improvements are 48%of the existing building and utility accessed value <br /> Minimum requirement 1-5 are required to be followed based upon Volume 1, Section 2.4.2 of the <br /> SMMWW and discussions with the City during the pre-application meeting on 5/23/17. <br /> NOVEMBER 20, 2017 STORMWATER DRAINAGE SUMMARY PAGE 2 <br />
