u <br />' 11 o OPERATION AND MAINTENANCE MANUAL <br />' The Property Owner will be responsible for maintaining the stormwater and landscaping <br />facilities within this development. <br />' Routine inspections and maintenance will. improve the long-term performance of the <br />stormwater facilities. If at any time you are unsure if a problem exists or how to address a <br />specific problem, contact a Professional Engineer. <br />' Refer to the separately bound Operation and Maintenance Manual for the maintenance <br />checklist. A copy of the maintenance and operations manual shall be retained on -site or <br />within reasonable access to the site and shall be transferred with the property to any new <br />owner. A log of maintenance activities.that indicate what actions were taken shall be kept <br />and be available for inspection by the City of Everett upon request. <br />Note: The maintenance and operation of the proposed conveyance system from this project <br />over the bluff to the northwest down to the proposed diffuser tee is the responsibility of the <br />property owner. Since inspections of this system will be required on a yearly basis, <br />preferably in the spring, and the best vantage point for inspections of the system running <br />down the bluff will be from the bottom of the bluff the property owner shall contact BNSF <br />and coordinate a day and time when they will be allowed to access the railroad R/W for the <br />' necessary inspections. At no time should the inspections require climbing up .or down the <br />bluff or any removal of vegetation on the bluff. <br />H <br />If the annual inspections of the conveyance system identify any issues or questions <br />regarding the system the property owners shall contact a contractor with experience working <br />with HDPE pipe ' systems and who has the proper safety equipment to inspect the <br />conveyance system to determine if any maintenance is required. <br />If during the annual inspections the area downstream/downslope of the diffuser tee shows <br />signs of erosion or sloughing the property owner shall contact BNSF to determine the proper <br />actions to identify and correct any observed issues. <br />Mazza SFR <br />November 2019 <br />Revised.
