Y Y <br /> Geotechnical Engineering Evaluation <br /> View Ridge Estates 330 Building Settlement <br /> 330 Elm Street <br /> Everett, Washington <br /> INTRODUCTION <br /> This report presents the results of our geotechnical engineering evaluation for the settlement-related <br /> distress at the View Ridge Estates 330 Building located at 330 Elm Street in Everett, Washington, as <br /> shown on the Vicinity Map in Figure 1. The purpose of this study is to explore and characterize the site's <br /> surface and subsurface conditions, and to provide geotechnical recommendations to mitigate the <br /> settlement observed throughout the building. <br /> The site is currently occupied by three condominium structures surrounded by grass-covered yard areas, <br /> scattered landscaping plants, and few young to mature trees. The subject condo building is situated within <br /> the northeastern portion of the site. The ground surface within the property is generally relatively level to <br /> gently sloping. Based on discussions with you and review of the provided structural observation report by <br /> CG Engineering we understand the eastern portion of the building is experiencing ongoing settlement on <br /> the order of 3.0 to 4.9 inches. We also observed sloping floors, interior drywall cracks, and doors that <br /> were out of plumb. The site layout within the vicinity of the building and the locations of our explorations <br /> are shown on the Schematic Site Plan in Figure 2. <br /> SCOPE <br /> The purpose of this study is to explore and characterize the site surface and subsurface conditions, and <br /> provide our opinion regarding the on-going settlement issues. Specifically, our scope of services included <br /> the following: <br /> 1. Review available soil and geologic maps of the area,as well as our previous study. <br /> 2. Explore the subsurface soil and groundwater conditions within the vicinity of the settling <br /> condominium structure with 4 to 5, up to 30-foot deep geotechnical borings, using a <br /> limited-access drill rig. The drill rig was subcontracted by NGA. <br /> 3. Perform additional subsurface explorations using hand tools, including inside the <br /> crawlspace, as warranted. <br /> 4. Perform concrete coring and associated patch work within boring locations around <br /> exterior concrete walkways, as needed. <br /> 5. Perform laboratory analysis on selected soil samples, as needed. <br /> 6. Provide our opinions regarding the potential causes of settlement. <br /> 7. Provide recommendations for permanently stabilizing the affected areas. <br /> 8. Document the results of our findings, conclusions, and recommendations in a written <br /> geotechnical report.
