However,the submitted documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. <br /> 1. The proposed project subdivides the existing room, leaving only one exit from the larger room. The <br /> room has an approximate net area of at least 1,020 SF, resulting in an occupant load of 51 based on a <br /> load factor of 20 SF/person per IBC Table 1004.5. Two exits are required per Table 1006.2.1. <br /> 2. Continuing with the previous comment, exit signs and emergency egress lighting is required for the <br /> larger room per Sections 1013 and 1008.3.1, respectively. <br /> 3. One of the smaller rooms is required to exit through the other room. This is not allowed per IBC <br /> Section 1016.2 Item 2. <br /> 4. The minimum door sizes should be specified. The doors should comply with IBC Section 1010.1 and ICC <br /> A117.1-09 Section 404. <br /> 5. A detail should be provided for the construction of the new partition walls. The walls should include <br /> top bracing to resisting a minimum out-of-plane load of 5 psf per IBC Section 1607.15.1. See IBC <br /> Section 107.2.1. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
